A lot of people think real estate is a get-rich-quick scheme, but it's actually a get-rich-slow process, more like the tortoise in "The Tortoise and the Hare." Yes, you get to use leverage, the bank’s money, and other people’s money, but you won’t see most of the equity or appreciation until you refinance or sell. Real estate builds wealth slowly, but steadily. Take the University of Illinois campus, for example. The huge multifamily buildings there house students and meet a basic need-housing. Even if they aren’t cash-flowing right away, the tenants are paying off the loans, which is one of the keys to real estate: getting in debt but having someone else pay it off for you through rent.
Real estate wealth comes from four things: cash flow, appreciation, loan paydown, and tax benefits. The tax benefits are a game-changer, allowing you to depreciate the property and reduce your tax burden. It’s one of the top strategies the wealthy use to keep more of their income. So, if you’re looking for a quick way to get rich, real estate isn’t it. But if you’re willing to play the long game, using leverage and tenant payments to build wealth slowly, real estate is the way to go. You don’t have to be perfect to start, but you do have to start to get better.

    LEAVE HOMES ALONE! You do NOT know what you are doing, and are DEVALUING homes and driving up prices! 😢 Flippers do garbage work, destroying homes. The kitchen was probably fine.

    The cash you receive from a cash-out refinance is generally not taxable because it is considered a loan rather than income. But you still have to pay the debt😂. And now you are in more debt 😂. Again, it all gonna work out until you get the 2008 special

    Rates are not directly affected by unemployment. Matter a fact unemployment is directly affected by interest rates. Rates are mostly affected by inflation rate(more inflation=higher rate), state of the economy(expansionary or contractionary), risk of default, and of course, money supply and money demand which is the most important one which is affected by monetary policies.

You mean when people lost their homes to foreclosure - did you care to look up apartment building stats during that time?     I own a unit in an Urbana complex. In my building two units are owned and two units are rented. The rented units sit vacant for 3-6 months at a time and when they get tenants they only stay for 4-6 months. I have been here 3 years and have seen multiple tenants come and go. After this experience I would be mortified to rent property in the Urbana area. Cash flow assumes that the rent will be paid and unfortunately in this town its super difficult to find good renters. I know people have dreams of taking down a 4 unit for 150k and having the property generate 4k a month in rent. In your head you go what an awesome deal I can pay this back in 3-4 years. The cold water of reality in these low income towns is a lot of your rental income will get swept away by vacancy, non payment, making repairs after your tenants destroyed the place, and legal fees for evictions and cure/quit! The best rentals I have seen are ones to college students and that all rental T and C is a juggernaut eating up city blocks with 100% rentals!
