I've seen commercial occupancy go up and down there over the last 20+ years. The entire area on both sides of Galleria Dr is filling in with homes from Boulder Highway to Lake Las Vegas. I'm sure it will be bustling again in no time and there are more restaurants in the Hotels, coffee shops and desert shops. We had fun there while shooting. I was impressed with how much Seasons Grocery had even though it was small. The staff is friendly, and the store is beautiful. Most of my groceries get delivered from Amazon Prime these days but I am sure I would be a frequent customer if I lived there. I've never heard my Lake Las Vegas clients complain about it. I read comments from Las Vegas residents regarding man made "lake" water quality. Equally concerning is the longterm viability of water supply notwithstanding water quality.

Good question thank you for asking! Currently, the Del Webb HOA is $200 and the Lake Las Vegas Master plan HOA is $153 for a total of $353. There are SID/LID annual payments on most homes that pay for infrastructure that go away when satisfied. I can look up the balance on each home you're interested in. Are you looking to make a move soon?

I'm at 300A month for Nevada Power. I have a fourteen hundred square foot house, and it's more like seven hundred to nine hundred a month between and september....

The giant blue dumpsters are used when people remodel and do demolition work. The smaller ones we see in area can be obtained from the trash company, Republic Services. I see some of the properties with larger lots use these regularly. I think they cost extra. Thank you so much for watching 🙏

Thank you for watching friend -- some days my enthusiasm is the best thing I can offer. The fact you can see it only means you have enthusiasm inside you too. I wish this world wasn't so difficult and having limited means at 68 IS difficult. My 68 y/o wife is partially disabled and can't really work anymore, a little bit part time is all so I understand. I'm 65 and plan on working as long as my ageing body allows and honestly, I love it. Work is a place where I make very meaningful connections. I get to share things I've worked on all my life such as enthusiasm, patience, kindness, determination, generosity etc. Of course there are days I misplace those qualities, but I eventually find them again. They are always the same place I left them, inside. I call it inner wealth and you have it inside you too! We all do. Even if you have only made mistakes for 68 years it will have transformed into a lot of wisdom by now and you have access to that and can offer it to others. If we are quiet, observant, and intuitive we can offer up just the right quality at the right moment, when someone needs it most. It's not always so easy to do but if we can manage to not take life too personally it is possible. Offering inner wealth is a needed job we can do and never have to retire from. They pay is high but not in money of course. Anyway, I really appreciate you watching and make the best of wishes for your situation. 🙏

@ilovelivinginlasvegas Yes. If people are healthy and want to work, or have their own business and enjoy it, by all means work until you drop if you WANT to. But seriously...a lot of people have put in many years putting off life's pleasures working for some Corporation that didn't really give a damn about them and want to RETIRE. OR...they have had unfortunate circumstances that have left them disabled, divorced, bankrupt, and impoverished. Too bad, tough luck, right? The cost of housing is INSANE and is sucking the blood and the joy out of Seniors. Even if you can afford it, It's OUTRAGEOUS!! Blackrock loves it though, right? Anyway...hate to rain on your parade, or stream of income, but that's my two cents. God bless you, and many blessings 🙏👍

You're right there are many infill lots. They are also hard to get at, expensive or owned by some government entity. Here is some additional insight on the situation. Right? There is no master planned community, so they just use the map term. Though there are many Section 10's on city maps as township maps only go up to 36. We call this one THE Section 10 LOL 😅 It's a VERY popular area but there are very eclectic and interesting homes here, and a few look positively dystopian LOL. Good evening and thank you for reaching out! 🙏 The Pinto address is closer in, more of an inner-city location and often considered the trendy historic district. I've worked on many expensive properties in that area. It's right next to the hospital district where my wife just had surgery at Valley Hospital and we both felt safe there. However, our feelings are anecdotal, and the only accurate way to answer your question is to look at the LVMPD Open Data Portal. opendata-lvmpd.hub.arcgis.com/apps/5a2fd7d638cf471588021e084258af4c/explore I always recommend my clients drive around an area they are looking at and see how THEY feel about it. The feeling of "safe" can mean different things to different people. Also, no matter where you live or visit, always be aware of your surroundings because anything can happen anywhere, and I always recommend an alarm system for the house. We live in Section 3 and walk around the parks and streets of all these Sections 10, 11, 4 etc., and we just LOVE it here. Feel free to reach out further -- 702-710-6371. Hi Good Evening. Yes, they are using septic tanks as a disqualifier for the short-term rental lotteries. Not ALL of the homes are on septic, and SOME of the homes with septic are close to the public sewer system and could be brought up to date. I was showing similar Zoned properties (half acre no HOA) in the Lone Mountain area that had a private well AND they were attached to the public sewer. That house doesn't pay for water and donates all the gray water to the public system. Put solar on it and you are almost off the grid. There are opportunities everywhere but no guarantees. We are nearly the lowest however (I think 7th to the lowest) and we have so many opportunities here for business and entertainment. We get a MANY people that move here from AZ as well. LOTS of people have 2 or more homes, and it's not a problem. The issue is if you are earning income, and one state thinks you owe them income tax. Each state that takes income tax has its own rules and some states are worse than others. California is one of the worst. It's important that you contact a tax or financial planner and make sure that you are following the quickly changing rules. Are you thinking of a second home here?

Yes. Vegas or El Paso, tx. Do rental property in either one but keep the house in California as a summer respite home
