    Why is it fair for a family of 4 paying $10,000/yr and another family if 4 paying $1,500 because one has a nicer home? Does the 2nd family not get to go to schools? Parks? Drive the roads? call police? Call the fire department? There is nothing "fair" about property taxes.

    Having viewed your tour of London, I now realise how much city hall has screwed up EOA's infrastructure road wise. Reverse engineering bike lanes, traffic calming measures. Traffic flow has been really impacted.

    In regards to this program, would you still qualify if you put a larger down payment? Let’s say I qualify for this with the 5% down payment. I want to put 20% down on a home. I would still like to use this program to bring the down payment up to 25%. Is that allowed? The main reason why I want to do this is because the interest rates are a bit high. A higher down payment would reduce the overall interest payment. Plus I’m not a fan of the CMHC home insurance program.

    Some good info. In regards to homelessness. Have you even considered that its not a city failure...some people DO NOT want to change their lifestyle and choose homelessness over what is perceived as normalicy. These are complex issues and require complex solutions..its not as simple as spend more money to give things away.

    Very informative video. Does the deposit amount change by province? Also is the $10,000-$20,000 deposit a ballpark amount for Ontario in specific for generally any mortgage loan amount?

      Thanks for the comment! The deposit amount is going to vary depending on your market but generally speaking the larger your deposit, the stronger your offer will be. When the market was going bonkers over the last few years, a deposit of $20k was almost required to compete with other offers. In a softer market you may be able to get away with a deposit of 1-2% of the offer price.

    so why should I pay agent to list it on MLS who will get help from another agent and I have to pay him another 2%. will find away to list it myself and hire real-estate lawyer because houses price going down but agent won't decrease their commission sorry

      I believe you would hire an agent to sell your home for the same reason that you hire any other professional to provide a service. If I were renovating my house, I would hire a contractor. If my car needed repairs I hire a mechanic. If I needed to go to court, I would hire a lawyer. Could I do all of these things myself? Sure. But I also understand where my strengths lie and what my time is worth to learn and complete all of these things. Plus, if I have never done these things before, I'm likely to make mistakes which will cost me time, money, or quality in the end. You can absolutely list your home for sale yourself which may save you 2% (on average), but one thing I can guarantee is that you do not get the exposure in marketing your home. Exposure is by far the most important factor when selling and without it, you will be leaving a ton of money on the table.

      Disbursement would be categorized under legal fees and yes, you would be charged when either buying or selling. If you are selling and buying together, disbursements will be a little higher due to more paperwork involved

    my favorite is all the crackheads everywhere, rather its tent encampments downtown, along the riverside or simply coming home to one getting high in your apartment lobby , its always a delight. The best is when you cant even find a park to park your car that isnt littered with crackheads so the entire time your out and about your just anxious about wondering if your car windows are now smashed so they can gain access to the 2.45$ in your cup holder. Beautiful place to live , such a well managed city

      Hi there, I don't work in the rental market too much. In London most landlords to not want to pay a realtor for their services so most of the rentals are posted on public markets like Facebook Marketplace or Kijiji. Your best option would be to look on those sites or other property rental sites. Hope that helps!

    I have sold a house myself using a real estate lawyer. You can do it. If however, you need to sell very quickly just go with an agent. I will say I saved a ton doing it myself and most real estate lawyers will take care of all the paper work and explain everything to you.

      Hi Rajat, I just focus on the city of London but here are some stats on Mt. Brydges. New listings 16 (average) Active listings 32 (second highest in past 12 months) Number of sales 7 (average) DOM 8 (average) Months of inventory 5 (a little higher than usual but not too high) Average price $952,857 (second highest month ever) It’s important to note that because Mt. Brydges has such low activity on the market, that these numbers can vary a lot from month to month and a few high sales prices in the area can skew the average numbers. Also, Mt. Brydges has more properties with land which will lead to higher prices than similar properties in the city without the same amount of land.
