If form 220 is not in play because the purchase is new construction (builders have compensation in the contract and will not sign additional documents), is this form required? Seller compensation is lower than what is in our BAA signed by the buyer.

If buyer has already signed Form 220 showing additional compensation will they also need to sign 770?

On the Exclusive Right to Sell Listing Agreement and Exclusive agency agreement it should also be stated and highlighted that Earnest money nor Due diligence money is required to be paid with a contract.Just like the seller is not required to pay a Buyers Agents compensation.

I interpreted this as the veteran purchaser will now pay a buyers premium. "Lift its ban on buyers paying for ... representation." If this is true, be sure to reduce the offer price based on the 2.5% or 3% the agent would charge as the seller will be paying the other 2.5% or 3% commission. Hope I'm right about this. Guess the realtor's lobby is strong in NC.

As an insurance agency owner and also long time member of the WSRAR I know this is a complex issue. For several years now insurance companies have been running trade combined ratios of 120%+, which basically means they are paying out $1.20 for every $1.00 taken in. It’s a result of many factors, but mainly because of the significant increases in the cost to repair and rebuild homes when there is a claim. That can’t continue or they will pull out of states were they are regulated to the point they can’t at least break even. I have several agency owner peers and friends across the country where that is exactly what has happened and it has been devastating to the market. The carriers just left the state and now it’s practically impossible to obtain homeowners insurance and when they do the cost is well above what the prices requested by the carriers were before they exited. If you want homes sales to come to a screeching halt, not being able to provide home insurance coverage for people purchasing homes will do just that.

As Realtors shouldn't we be smarter than this? Insurance companies are pulling out of NC in droves because they can't make any money. Tens of thousands of homeowner policies have already been cancelled or non renewed. So what's better, higher rates or no insurance? Get on the right side of this issue or at the very least keep quiet on issues you don't understand.
