June 2024 Real Estate in San Mateo Market Trends for Homes and Condos
📊 San Mateo Market Update: June 2024 📊
In June 2024, we saw a slight dip in single-family home listings compared to last year, with a 5% decrease to 387 new listings. However, inventory levels rose by 9% to 469. Sold listings also dropped by 5%, while homes spent less time on the market, with an average of 19 days. The average sales price increased by 3% to over $2.7 million, and the median sales price saw a modest 1% rise to $1,960,000. Homes sold for 7% over the asking price, indicating a strong seller's market. 📈🏡
Meanwhile, the condo and townhome market in San Mateo County experienced different trends. New listings rose by 12%, and inventory levels saw a significant 50% increase. However, sold listings decreased by 15%, and the average days on market rose to 30 days. The average sales price grew by 9% to $1,148,000, with the median price reaching $1,000,000. Despite these changes, condos are selling for 1% over the asking price. 🏢✨

      Thanks for your comment. Yes, homes are very very expensive in our area. I would argue that more than 70% of the United States cannot afford these prices (the correct number is likely closer to 95%). Nevertheless, most of these homes are still selling for these high prices with multiple offers. The San Francisco Bay Area (and specifically San Mateo county) is a different animal than what most people are used to.

    This video is so helpful, thank you!! We are likely moving to the Bay Area soon and Half Moon Bay has been the place we’re most interested in. Do you think a commute from HMB to Menlo Park 3x a week would be realistic? Also, we have young kids. Is HMB an older community or are there young families as well? Thank you so much for the info!

      Hi Summer! Thank you for your feedback on the video and for commenting. I really appreciate it. A commute from HMB to Menlo Park is realistic and I know several people who have been doing this exact commute for years. For me personally this commute 3x per week would be a little too much. I estimate it would be somewhere in the 35 - 45 minute range each way every day. Most of the bottleneck will be on 92 (it's a one lane road each way). I recommend messing around with google maps to check the addresses your going to and from at different parts of the day to see what it looks like and see if this commute is a good decision for you. In general Half Moon Bay is a very mixed community with all types of demographics. We know many families there with kids of all ages and especially plenty of young families. Half Moon Bay is essentially no different in the number of young families in the community than any other local community in San Mateo county but I would say the primary difference is obviously people who really prefer living close to the ocean.       That’s a great question! There are plenty of neighborhoods throughout San Francisco and surrounding cities that are very well kept and beautiful. In fact, the areas which are known for the needles/feces are just a few small sections of San Francisco. If you’re ever open to it I’m happy to show you around! And the reason people buy here and choose to live here forever after moving from other parts of the world is because of great weather, awesome diverse culture, and fantastic career opportunities!
