    I have switched job on Sep-24. For FY 24-25 I have filled the returns. My new company is asking the income statement from old employer. Iam thinking to get form 16 from old employer and submit to new employer. Then while filing returns there won't be any problem right? Please correct me if any checkpoints are missed.

    Totally wrong assumption. Bank will deduct more interest and less principal for initial few years then then will deduct less interest and more principal.

    What happens if I fill out wrong information about salary in form 12b? I never had a PF account or TDS in previous jobs.

      That's ok. When you file your ITR, you will have Form 16 from both employers and you can enter the right data and calculate the correct tax liability.

    what about people who already have enough wealth around that a cover of 1-2cr with an annual premium is just a pure waste of money? (when I say enough, it means almost around the cover one seeks and not a large business wealth)

      Term insurance is to protect your earnings and your liabilities against your unexpected demise. If the individual doesn't earn anything, he won't even be eligible for term insurance. If he's sitting on truckloads of wealth, doesn't have any liabilities, and has nobody dependant on his income, then obviously he doesn't need term insurance.

    Do income tax department also put interest on that tax amount, since we are not paying it during 6 months, and we pay it on ITR, is there any interest also? if yes than what % of interest is charged . Consider TDS 5000 every month which is not deducted for 6 months, so total amount will be 5000*6 = 30000 .

      Simple interest of 1% per month

      During the time of filing returns, if your tax due is more than Rs.10000 then interest is levied at 1% on (assessed tax minus advance tax paid if any). So it's a good idea to pay some advance tax if you have switched jobs and not declared the previous income to the current employer.

    This was great . Thank you . im originally indian and live in the uk with a home loan here , guess youve heard that the rates here are moving closer to 5% which has never been seen for since 07. so i had to look for comparable to see if i need to overpay here on my mortgage as rates continue to rise here and i knew in India the rates are usually at the 7-8%p.c so was looking for what you would do and found this video . Thank you so much , ive done the math you did and can see that id rather invst than overpay on my mortgage .

    There is another aspect of Pre clouser. In next 15 years the home loan interest rates would also increase and so our home loan interest keep increasing. Should we consider it? and what would be the impact if we don't pre-close in this scenario?

      I don't think home loan interest rates will keep increasing. High interest rates are not good for the economy. So RBI will step in and cut repo-rate to cool interest rates. My guess is that interest rates will mostly hover between 7 and 8.5 %

      Yes Padma, that's correct. I am not in favour of part-payment, when you can invest that money elsewhere and earn more than what you are paying as interest.

    Looks excellent on paper sir. But human psychology doesn't work in this way. When we don't repay the loan and keep the money with us. It's human tendency to expand the money but not invest. If we see more money in balance we will start planning for trips, start planning for costly cars etc etc. Please advice on how to work out on that angle

    we can't trust the banks because banks are cheating common people by giving loans to big players and sending them to London. that is the reason most of the people interested to buy properties.

      Nice observation Rajesh :-) There have been unfortunate instances of big businessmen who failed to repay their bank loans and escaped to other countries to avoid arrest. But, banks in India are regulated by the RBI which mostly does a great job. The big loan defaulters you here about are mostly customers of public sector banks, where top management need to take orders from the highest offices in the central government. So sometimes, banks don't do proper due diligence before sanctioning huge amounts to these corporates. On other occasions, the borrowers genuinely fail in their business. So they are unable to repay. I personally believe there is a lot more risk in real-estate investments than in the banking sector in India.

    Misguided figures, bank does not compound interest on saving and fd on quarterly basis. Pls avoid this video.

      It is disappointing you are making a comment which has no truth in it. If you opt for a cumulative FD, almost every bank will pay interest quarterly. If you are not taking out that interest, it is compounding for you. As a matter of fact, IDFC Bank pays saving account interest every month. A simple google search will give you the truth.

    wrong and misleading analysis. He is assuming that the investment equal to loan amount will be made in one go and that too at the time when you get the loan. That is a very wrong assumption. Also someone mentioned that the the interest is calculated quarterly but the interest rate is not divided by 4.

      Hi Atul, I am not sure if you listened to the audio in this video. I have nowhere mentioned that you make an 'investment equal to the loan amount at the beginning of the loan'. I am talking about 'pre-closing a loan when you have a surplus in the middle of the loan tenure'. So the example I have taken is when you have 15 years of your loan repayment left and have 20 lakh outstanding on your loan. What do you do in such a scenario when you have a surplus of 20 lakhs with you? Do you pre-close the loan or do you let it continue and invest this surplus elsewhere? That's the discussion. Regarding the compounding, I have used an online calculator to calculate the compound interest earned over a period of time. You can use any other online calculator and it will give you the same result. So I'm not sure what you found inaccurate there...

      Higher tenure is always better. Home loan is a great gift to you, as you pay only 4 to 5 % flat rate of interest per year.

      Many young people in their late 20s or 30s have Rs.20 lakhs as savings. So surely older folk will also be able to have that type of amount. With 1 lakh, you cant pre-close a home loan right? This discussion is only aimed at those who have the kind of surplus and are considering pre-closing the loan.

      Good point. The tax on earning is kinda offset by the tax saving you get on your home loan interest. Even otherwise, your post-tax returns on FD or Mutual funds would be more than the average interest you pay per year on your home loan.

    though different schools of thought and ever dynamic interest rates may challenge some of your statements, broadly the logic helped me stick to my homeloan rather than wanting to liquidate my investments to foreclose the loan.

    This does not make any sense , 20lac iam repaying around 45Lac in 15 years . How is that his calculation only give 35 Lac . Iam paying double the interest not less ? I dont think its a right comparison!!!! correct me if iam wrong

      If your interest rate is 8.3%, then you will pay 35 lakhs per my calculation. If your interest rate is 13%, then you will pay 45 lakhs, as per your calculation. Please visit www.emicalculator.net and check for yourself :-)

      Rates vary. It went down to 6.5% during covid, and is now around 8.5%

    Mr.Narayan, Your plan is very fine for a person who has 40 lakhs in his hand and his home construction is 20 lakhs. As you were saying if we get a inherited funds, a big business hit. But that kind of population in India are less than 5%. But more than 70% of person who fall under income bracket population don’t have such huge amount. May be your video is targeted to that 5% of high income population.

    I don't agree to this as you pay tds on deposit and also tax bracket savings is reduced yearly as time progresses. You are basically paying for banks building and furniture expenses while being relaxed. Also better to be debt free early.
