    My family bought land in Lehigh Acres in the late 1970's. It was a hell-hole then... rednecks used to go by the house at night and use it for target practice... with us inside. We lasted 3 years before being run-out. Back then there were less than 5,000 lots sold, and it was a nightmare of poverty and 3 feet of standing water in the summers, well water and septic tanks fire ants, and poisonous snakes. Now there are almost 200,000 people living in that area, and somehow it is still un-incorporated. I wonder if any of the developers have ever been prosecuted for fraud?

    Was looking at land online this past week. There's a lot of plots that are long skinny rectangles with seemingly random orientations. Is there a reason for this? If you wanted non-goofy shaped land, would you just have to privately work out a deal with the owners of adjacent land? Thanks.

    It was a nice high-level overview. But I am still left with a lot of questions. How would a person determine: - is there a lean - are there wetlands - how do we tell if all of the owners are open to selling - how to research the deed and see if the deed is "clean?" - are title companies always involved with a sale of land or can sales be done without a title company

    Land in rural areas are quite abundant. What is up for sale is much higher than their assessed values. If assessors raised land values to what occasional lots sell for, property taxes would not be affordable to so many land owners and the prices would drop because no one would want that tax liability on large parcels from jacking up prices. This is not accurate way to gauge value on land in rural areas. Tax assessors are wrong more often than not on many of the variables of homes with land and not. Fighting mine now claiming my property/land is worth more than neighboring properties and I have a huge powerline easement. Assessors are often clearly wrong. If you doubt it, look at the details they miss on property report cards.

    If you bought that land for that in Black Forest, you got a HELL OF A DEAL!!! I’m a Realtor in Black Forest, specializing in land, and I haven’t heard of a price that low in about 30 years. I’m also a modular/manufactured dealer. We are about 8-12 weeks out. You certainly fell into a great opportunity!

    I love this! Where i live the average cost of homes are over 450k! I found .89 acres by the mountains not far away from the airport and near major cities and close to my friends and freeway! They're only asking 175k that I know I can negotiate to something lower. And the place that builds modular homes starts at 90k-150k at around 1100 sqft and up with 3bdrm 2ba with a good amount of kitchen space! There are also homes scattered around in close proximity. So that tells me it's easier to build on! So knowing that I can get a place built to my liking for 300-350k max sounds amazing! I may even add a tiny home or another modular on it and rent it out for extra income! My question is if it's possible to build a pool/hot tub as well? Is that possible? Because I would love to have my backyard face the mountains and sit in the pool and watch the sunset. Like, that would be a dream I can afford!

      How’s that going? $175k for .89 acres, ouch! Worse than western Washington where I am. My quote for site prep is $65-75k and the base homes need upgrades so I hope you can get everything you want within your budget.

    Man I couldn't imagine being the middle man and charging a few for something I don't own AND charging them equity you'll be able to keep and own a portion forever! I Wana hear how much it happens to single family homes, that's infinite return never ending Cashflow, 30% ownership?;?!!! Who would buy that! I would never let a middleman wholesaler keep equity in something I'm already over paying more than he paid
