Sad to see this type of misinformation being shared with buyers/owners. This attic shows a cosmetic attempt at efficiency - not done by a pro.

This home passed all the local code inspections and was tested by a third party certified HERS rater and it passed the Energy Star v3.1. If you have a system that works as well for the same cost, we’d like to know. Additionally this was installed by a professional company. Sorry but this isn't an energy efficient attic. This is how thinges have been built for 60+ years. The biggest problem is having the air handler in a uncondition space.

@@TwostructureshomesI'm not the same commenter as above. Looking at Energy Star 3.1 (rev 13) the air handler and ducts must be in conditioned space. A cheap way to achieve this with very little costs is to put the air handler in a closet and run ducts around the attic floor. Provided you put enough insulation on the ducts this will be far more efficient. Also critique of Energy Star is it only requires 3.0 for ACH50, which is what many counties already require. I'm sure this is a well built home but the attic's energy efficiency is basically the same as what every other builder is doing.

How much is your magnolia plan ?
Hi Angel! Our home prices do vary based on where they are built, but we can build a Magnolia with a 2 car garage (2,479 sqft) for $403,798 or a 3 car garage (2,664 sqft) for $425,698. Love the house, just a couple things to hopefully help. When you said their is crown molding, you didn't go high enough for us to see it. Also you didn't show closets in either jack n jill bedroom. otherwise great !
