I think the quickest and most concise way to sum up the market in Irvine is that it's subject to the general trend as the rest of the country; low inventory pushing prices up, yet unaffordability pushing prices down; and these two forces competing and colliding with each other - with Irvine just doing a bit better than the rest in 'this period of worse' due to being one-of-many-places-in-the-state-being-of interest from those fleeing/being refugees of more "failed society" regions of California like LA or San Francisco. That has more or less started to wind down in contrast to late 2021 - mid 2022 when that type of reason for movement was high. Other than that you can expect the conditions/status of the market to be stagnant in conjunction/relation/in-accordance with the general trend of the "slow motion collapse" of the greater economy (and society). I wouldn't expect anything to begin to turn until November or after; with anything of substance to REALLY start to occur until mid to late Spring of 2024 (i.e. investment property holders of any % interest rate reaching a "I cannot hold onto this empty property anymore I have to cash out the economy is so bad" or people hitting a point with cost of living or job loss affecting mortgage payments, even of those of sub 2%). Other than that; it's literally going to be the same story for the next several months.

Lol, you're comparing the beginning of the crash to the peak in 2008? The fact that we even have this many foreclosures with an unemployment rate below 4% is alarming enough as is. Also, buyers today are far less qualified than in 2008. They bought all these homes under the assumption that they wouldn't have to pay back their student loans. Our economy was also propped up by record consumer spending upkept by looser credit than in 2008 and the student loan repayment pause. The down payments being made were also far smaller. I'd expect a 50% crash instead of only 30% this time around.
