How much is the yearly land tax that one has to pay? Also, if for example, I was to buy a $1 million condo in Punta Pacifica, my property taxes would be $8000/year ($1 million × .08)? Is this correct? What would the yearly home insurance bill be on a $1 million condo? BTW, it would be much better if you lowered the background music in the video as it is very distracting. Thanks.

Let me guess the price 150 k -nice condo ,but condos in the states are dropping like a rock now- 3 bedroom in Miami Fl a little bigger sq ft and bigger decks 170k and the all speak English here, you do have them beat on hoa fee ,I am looking for nicer ,bigger condo about 2500 ft for about 200 k ,must be direct oceanfront and corner unit, and at least 15 th floor, it should be drying up there in Panama ,with the ave wage there at 18 k , and no expats coming cause they can buy in FL and SC so cheap now-it might be a good time to buy there ,but I need a steal only, cause there 1000s of them here now

Buen video y muy acertado! Yo tengo 71 años y soy Aleman criado en Puerto Rico desde los seis años de edad. Viví en EU por 36 años y ahora vivo en Colombia. Mi esposa es Colombiana. Yo primero viaje a Panama en el 1981. Desde entonces he estado cinco veces en el país en todas las décadas. Yo viví dos veces en Miami. A principios de los 80 y en el 2014-15. Concuerdo con Duncan, en que no se puede comparar a Miami con Panama. De hecho, vieron lo que sucedió hace unas semanas con las lluvias. Yo he experimentado eso personalmente. Que pasará si les toca un huracán? Miami era ya caro en el 2015, y ahora está extremadamente caro. Francamente no se quien quiere vivir allá, que no sea un artista famoso o persona rica que quiere tener un estatus de famoso. Si hay que decir que el estado de la Florida es el mejor en EU en cuanto a su política en donde no se arrogan a las políticas progresistas e izquierdistas que ocurren en Nueva York, California etc. Sin embargo, Florida está sobre poblada. La ciudad de Miami y el condado Miami-Dade, no han hecho inversiones en transporte público, como la ciudad de Panama que tiene un metro y siguen añadiendo líneas y rutas nuevas. El aeropuerto de Tocumen ya rivaliza al de Miami. Es cierto que Miami es una ciudad multicultural, pero eso ocurre porque la gente cree que es el lugar en donde invertir ya que la ciudad es conocida y promovida. Panama no tiene eso. De hecho hay gente que todavía se refiera a Noriega, al igual que aquí en Colombia todavía se refieren a Pablo Escobar. De hecho, todavía hay muchos que creen que Costa Rica es el lugar de preferencia en America central y en America Latina en general. Lo único negativo que puedo decir de Panama es que en los últimos dos años, las protestas lograron cerrar el país por semanas. Eso no es bueno. También he escuchado en las noticias de Panama, que la administración de la ciudad está quebrada. En resumen, Panama es en mi opinión el mejor lugar en América Latina. Las condiciones de no tener banco central, usar el dólar y las múltiples visas que ofrecen para mudarse al país, lo destacan sobre cualquier otro.

As someone from Florida and who has a Panama Visa, I think one reason expats like it is the infrastructure. It is very much like south Florida and Miami. It is a beautiful area and proximity to airport is good, but for me I like being in the city center. My impression of Costa del Este is more family friendly and safe.

What does this have to do with real estate? Know your audience.

COPA is a great airline when it comes to the service but one thing they are lacking off is their prices. It’s much more expensive than other airlines. If they adjust their price, that would be number one company.

Are there properties to rent for those exploring possibility of ultimately buying in Playa Caracol?

BTW, Copa is awesome. I also recommend this company for rentals. I’ve used them before.

Panama is fantastic but the rent prices are moving sky high. A lot of rentals are vacant because the owners and their agencies want to keep prices way too high. That bubble is going to burst. I’ve seen this in many countries.

Almost everyplace he mentioned as "downtown" is less than 30 years old, in a city that has a rich history of 400 years. When you think of New Orleans or San Francisco, or New York, what do we think of as downtown? Some distant upper class suburb? On the positive side, these are nice places to live.

How much are closing costs on a condo? Also, are there expensive assessments on condos like what's going on in Florida right now?
