Is for rent?
If I bought a place like that I would invest in the largest track loader made with a brush cutter mulcher attachment and a bush hog and when I got done, at least 70 percent of that place would look like a golf course. You would be able to drive a small family sedan around on it when I got done.

Does it flood?
The area does, yes. This camp, however, has never come close to flooding. There are times when it has to be accessed by boat.
JUST NEED TO ADD A $300K HOUSE AND A POND... ANY FLAT AREAS?
Some flat areas up front, definitely. In my opinion, probably not the best tract for a permanent homesite. Several miles down a gravel road, and really not much in the way of grocery stores / basic amenities most people want anywhere close. I’d say this one is good for recreational purposes only.

I have some nice bucks on the wall from Smithdale. 569 north before Branch rd. to the right. Been over 11yrs. I stopped hunting. But was up there on my days off for around 14yrs. His place was up for sale a few years back. Also have a nice 8 & 1/2lb. Bass from the pond. You know the place. You just brought back great memories.
It's kind of a "sleeper" area almost. People think you have to go way up North or up in the Delta. Not true!

None of the above unfortunately. There’s an 11 acre piece that there’s a deeded easement through to get to this property. If we could negotiate the purchase of that also, all of that would be much easier.
