Love the content. Respectfully though, people often get bonding and grounding wrong. The pool pump, heater and any other electrical component have BOTH a ground wire and a bond wire. A ground wire is the 12-16AWG wire that is wired to the motor connections in the back along with Line 1 and Line 2 (Usually 2 black or red wires.) Pool bonds do not use ground rods at all. Pool bonding is done by using a BIG 6AWG wire that is connected to every single piece of metal and even on fiberglass pools a water bond (plumbed in the pipes.) This connection ensures that there is no equipotential buildup on a piece of metal equipment that will be charged for any period of time. That charge difference will give you a shock on an initial touch (just like a static electricity discharge.) I can't tell you how many times people think their equipment isn't grounded when in fact it is. The bond wire may have popped off but the equipment is still grounded. Additionally this looks like a fiberglass pool and not a concrete pool. The steps near the deep end are shaped like how a fiberglass pool are made. That could've been the reason why you thought the tile was a composite. i respect your effort for good content. Just pointing out a few things that I saw while watching your video. I hope this helps you out and doesn't make you mad because my intent is to help. Thanks PS we use an app called Tapinspect for our pool inspections. Check it out because there are categories to click and inspect and the report is delish.

The crazy thing is if most home inspectors actually did their jobs I have a feeling almost no home would actually pass inspection. Seriously we have gone through a decade or two of house flippers for older houses, and most modern ones are built by the lowest bidder with sub par materials.
All home inspectors in North Carolina follow a strict Standards of Practice adopted by the state.
First its important to understand that a home inspection is not about dictating codes, we leave that to the local code enforcement folks. A home inspection is also not a pass or fail test, its an evaluation of the current condition with visual observation based on facts and current evidence. I can also tell you that even back in the earlier years those home had issue too using the same men and materials. Home are mainly built out of wood and wood by nature is a imperfect material with many flaws... Why well because it not man made. ,, thanks for your comments.

Why did a electrician say they had to place a gfci for the refrigerator it’s per code?
I have replaced the hot water heater, still have sulfer smell with cold and not so much with hot water. House was built in 1977, no filter to my knowledge is on the well. We use to have Awesome tasting water w/out a filter. Then all of a sudden the sulfer smell was there. Replaced hot water heater yesterday, the smell seemed like it was gone. Today I notice the cold water has that smell again, no so much for hot water. We drilled the well some years ago and tapped into a natural spring that feeds a pond in front of my house. We struck water at about 275 feet and went down to 300 feet. The well to my knowledge has never been sanitized, do I need to do this?
Brother try iron out in the brine tank. It fixed out issue with two passes, as well as ensuring you use iron cleaning salts. I assume your water heaters annode rod is toast, so replace that as well
Team Slab. Slabs are damn near zero maintenance. And they don’t creek, bow, or sag. Crawl spaces are a breeding ground for rats and insects and a lot of stuff dies in there causing odors you have to track down. Not a fan at all of crawl spaces. Just build a basement
Depends where you live... build a basement in Houston and you'll drown in that thing in the next weather storm that comes thru..

What do yall personally do on getting actual inspections? I live in a pretty busy real estate state but I am not sure what the best way to market my business or obtain leads or Jobs from another party.
Really shouldn't pour bleach directly down a well as it can damage the casing/parts. Mix with water first.

I lived in an ancient Victorian house years ago and there was no kitchen light. It was just wires. I bugged the landlord and he was like, “I honestly don’t know how the ceiling fixture is gone” and called an electrician. Thank god the previous tenants stole that light. The electrician went to the switch that controlled it, pulled it out, peeked in the hole, said holy sh1t and grabbed a little voltage tester thing and it went wild on that wall. Three guys took several hours, one on each floor and the basement, following wires and pulling them from the walls. He said he’s surprised the house didn’t burn down a long time ago. There was about 50 years of unskilled electric work in the walls. Live wires. Dead wires. Wires taped to other wires. Live wires just hanging in the walls. They pulled dozens of meters of wires out of that wall. That was the main interior wall so most of the electrical ran through it. It’s so wild that you can live somewhere and have no idea that every night you’re rolling the dice on whether you wake up engulfed in flames or not.
You never really know what's going on behind the walls
I bet the 2nd missing switch was for either the light or the pump, and rather than replacing anything when it broke, they just combined it together with the working switch 🙃 I’d be interested to see what the wires behind the switch look like!
Sometimes the hardest part of being a home inspector is you find these weird things but can't investigate them in depth.
An inspector isn't liable for what they miss. They look for function, not issues. Hidden rot missed. A moisture meter is a tool a home inspector should have and thermal imaging. Then I have had inspectors on homes I sold, that quote current building code on things built 25 years ago as if it should be updated for a buyer. Window height was an not an egress requirement years ago, the inspector called it out. Issues that are required such as smoke detection and carbon monoxide must be there, but if over 10 years old should be replaced. Never mentioned by an inspector. The limits of home inspection are not always worth it. They sometimes miss the big issues.
They are American, their sense of entitlement blinds to their own mistakes. They can only see the mistakes made by others!

Not unusual, Bacteria can come from anywhere in your water supply. Well shock treatment will do the job ...... Just for routine maintenance keep doing it about every 6 months

I commented but it disappeared and I'm not sure where it went . The 60,000 must be if you work for someone else. A husband wife team where one does the inspection and the other answers phones and does the marketing, will easily bring in 150,000. That's before expenses, 2 inspections a day. There is low overhead as a bonus. I am in AZ.
Yes the 60 to 70 K is working for anther multi inspector firm. The 60K is a low but average number just to set realistic expectations. You can certainly do much better if you work it hard enough. A lot of people get into this business not realizing that market is the key factor and you cannot build or sustain a high level business with out it. Most home inspectors do not want to do it nor invest the money into high level that what we and others do. Thanks for your comment...

I've been a Home Inspector in New Jersey for two years. Currently, the real estate market is quite slow. I conduct three to four Home Inspections monthly, earning two to three thousand dollars. However, with high insurance costs, annual continuing education requirements, and additional courses for Radon, termite inspection, Mold inspection, and Construction knowledge, it's been challenging. Consequently, I've decided to switch to another job and now pursue Home Inspections part-time.
I'm surprised that your market area is so slow. We average over 100 inspections a month here and average about 600 per inspection + - . Market in my area has been strong for years and will continue to be. Best of luck

My yard does this too. Like when it rains the water just stands in the yard. What can I do about that? It really doesn't even make sense because I live on top of a hill like I'm at the top it should run down hill but It just sits there instead
If you have standing water on your property, we recommend consulting with a grading contractor.

It's really difficult to stop them when they come up in corner cracks and slab cracks. A hidden leftover grade stake is the worst. Living in the south and doing termite repairs for 30 years they can get thru a Crack the thickness of 4 sheets of loose leaf paper.

nobody goes into biz to make 50 or 60 thou a year!...thats a job...and if you work for a company you will sign a no-compete agreement and get stuck....im in florida....lots of companies want to hire inspectors...why do they not stay????.....my rule of thumb is if a company cannot keep people maybe they stink!!!!
All of my guys have been with me for 3 years or more. One for about 5 years. There is a difference between working for a firm like ours or going out and building your own business. You can make a very healthy 6 figure income but you will need to do it on your own which means you have to market / market / market your OWN business. Its took me almost 3 years of working 70 to 80 hours a week to even get to the point that I could hire my first employee. She runs my entire operation from here home in Orlando Fla and has been with the company for over 10 years. So I dont think we stink!!. You wanna make the big bucks then go out and do it own your own like I did. Most home inspectors fail at building there own business because they dont know anything about running or how to build there business through marketing and some dont even want to do it. So the inspector's that dont want to deal with all that work ( and invest the money) average making 60 to 70K a year working for a firm like mine. Oh and FYI I own my business 100 % its worth about 1.2 Mill and its debt free why?? its because I busted my ass for 15 years and I never borrowed a penny to build it,,, I reinvested the profits back into it. You want the big prize you will have to sacrifice and dedicate your life to it ,,, Like I did!.

Pool inspection is not on the national exam.
The training required to be a good home inspector is the easy part of starting a home inspection business. 80% of inspectors quit in the first two years because they aren't making enough money to support themselves. You need to have a lot of money saved up beforehand or have secondary employment with oddball hours that don't interfere with inspection bookings during this time. Once you make it past the first couple of years you can make up to $200,000 a year if you live nearby an urban area and do good work. It's important to take into account that 95% of the realtors you meet at open houses are a waste of your time and you don't know who you're wasting your time with beforehand. Of these 95% that are a waste of time; 80% sell zero or one house a year and the other 15% already have home inspectors that they've been using for years and aren't interested in switching to using some new guy they don't know. I have a 1 in 20 rule with this scenario; out of 20 realtors I meet only one will lead to any decent future work for me. It's definitely a numbers game.
Agree with everything you said. This business is not for the faint of heart. It takes a lot of work, patience and time to establish yourself in the area you service. Building relationships with Realtors is the key to success.
