We've learned to cut cost, by eating out once a month, no Starbucks or expensive drinks. Why? A couple of other CONS..... very high cost of car insurance (I believe 2nd or 3rd highest in the country), high cost of land and housing, and increasing number of homeless - especially near/around the Strip.

Agree with all of this. I would mention that it can be windy--sometimes VERY windy--in Henderson, and all of Las Vegas, so if you're a tennis or pickleball player, learn to play in the wind, or you'll be very frustrated, lol. With regard to property taxes, we lived in Los Angeles for 30 years before moving to Henderson, and the property taxes here, for a piece of land we own, as opposed to the condo we lived in in LA where we didn't own the land, are less than 2/3 of the amount we paid in LA County. Utilities are cheaper, too, even with A/C in the hot months. Before moving to Henderson, my wife and I spent a week looking at various parts of the Las Vegas Valley, such as North Las Vegas, Summerlin, and Henderson (from Lake Las Vegas to Inspirada, and Southern Highlands, which I don't think is Henderson, but it's right next door to the west). North Las Vegas, though nice, and relatively cheap, just wasn't quite where we wanted it to be from the standpoint of shops, and such (plus it's another half an hour to 45 minutes away from LA if driving). Summerlin was nice, but seemed a little congested, and the exact same new construction home there cost 10-20% more than what you could get in Inspirada, for example. Lake Las Vegas, besides being--again--an extra distance from Los Angeles and other parts of--I guess you might call it--central Henderson, and downtown Las Vegas, is on the other side of some older parts of Henderson, so you have to travel through those old parts to get to the new, mostly guard-gated communities, and we decided we didn't want to do that. So, when it came right down to it, all signs pointed to the parts of Henderson that are basically south of the 215 freeway before the 515, and south of St. Rose Parkway. When I lived in the San Fernando Valley in LA ("The Valley," which still confuses me, because people say "The Valley" here, meaning the Las Vegas Valley, lol), if you lived south of Ventura Boulevard ("south of the boulevard"), that meant you lived in a really nice house and you were wealthy, for the most part, and I would say if you want to have property values grow and live in a nice community here, where all sorts of shops and things are--with more coming, similar to The District in Green Valley if my understanding of what's coming is correct--you could do much worse than to live south of St. Rose Parkway ("south of St. Rose." I'm officially starting that saying, if it's not already a thing, lol). One man's (couple's) opinion; hope it's helpful. Cheers!
