Hi Brian, I am currently a 22-year-old college student interested in real estate and purchasing rental property down the road. I was wondering what your thoughts were on purchasing property in the current state of the economy with interest rates being high and the potential for a continued increase. How should I go about assessing whether a property will generate enough cash flow to warrant the investment especially if I have to take out a loan with higher interest? I also believe housing prices will fall within the next couple of years, would it be wiser to wait until that occurs to purchase a property?

Good video as I am in the process of changing my lifestyle from an 8-5 government worker to a fulltime entrepreneur. I love the quote of wealth being "doing what I want, when I want with who I want" I will keep that in my mind for sure going forward. You may only have 15 views, but this video is quite excellent.
