    I working in the pub our fire door is used very often staff and customers, Can we leave it open when we pub is open? We can keep shut when we’re close?

    Do the regulations apply if the common fire escape routes are external? Residential units above shops with external landing and staircase.

    Enabling resident-managed buildings to appoint a professional director to support them in meeting their building safety duties. Does anyone know what this means??

      Hi, this is still under consultation until the 7th of February. The Building Safety Director role would be someone who can be appointed in order to help the Responsible Persons for a high-risk building meet compliance with the Building Safety Act if they do not have the competence (or the time) to do this. Because there is such a huge amount of information that must be managed and compiled for the Safety Cases we can understand why an RP would appoint someone else to manage this. We can offer this service so if you require further explanation or support please do get in touch. Thank you

    Hi Dorian, At the 2 minutes 38 seconds of the video you speak of having PEEPS for disabled/mobility issues people in a HIGH RISK BUILDING, I'm in a 23.4 metres building ( ground to top floor ) but we have been assessed as being a moderate risk ( certainly not 'high' ) we have disabled people and/or people with mobility issues, do the Management Company have to provide assistance or PEEPS at this juncture for evacuation of these personal?? We don't have fire fighting lifts, we do have a secure information box, we have wayfinder signage, and good compartmention of internal spaces, need to update secure box as regards external wall build up though...we have had FRAEW... Kind regards Bill

      Hi, yes all buildings with vulnerable people should manage these no matter what level of risk the building is deemed as being. PEEPs is still in consultation but the Fire Safety England Regulations have requirements that must be met for all buildings, with or without vulnerable people living there currently.     The slide at 1;30 seems to be suggesting buildings under 11m do not require fire door checks, is this correct?

      Hi Andrew. Correct, the Fire Safety (England) Regulations refer to only buildings with storeys over 11m in height in regards to fire door compliance. However, these regulations do not replace or overrule the existing duty of a responsible person to ensure that all buildings under 11m have general fire precautions in place, including adequate protection of fire doors.     Sadly, if you ask 5 assessors/fire engineers to review a building you are likely to get 5 different answers... and every building is unique. So who is going to do the assessments for the developers who have signed off with a 'Pledge' to remediate their own buildings and identify the 'life safety critical' defects? Will the assessors be truly independent - as well as consistent?
