Number don't lie. The banks may be willing to give you a loan on a house you can't afford but that doesn't mean you should do it unless you're going to house hack in some way. Many new home buyers will need to rent out rooms or install ADU's to be able to afford the home.

The other day he was complaining that we bring too many foreign stufents , then he goes on in the same video saying that we will have over supply of condos in Toronto … someone should say to this idiot that we can rent out those downtown condos to those international students …

buyers market? i mean, if you can afford to carry a mortgage payment w/ add-ons that come with being a property owner, usually ballparking 3k-4k / month then sure, and have money left over to live then yes youre in a buyers market - but what single person or couple are able to drop 4k on housing expenses on a property valued at 500k-700k for less than 1000sq ft ? - the value just simply isnt there - if you get in you're likely only going to be paying interest, youll be locked in at an interest rate around 6+% , if you choose to go variable there is the likelyhood that your rate could go up, dont let anyone tell you rates are done going up cuz nobody knows let alone brokers lol, baseline you have to ask yourself if your buying a property now "is carrying a 500k-600k mortgage at 6+% worth it, for a sub 1000sq ft apartment ?? the condo is not going to grow much more in value in 5 years let alone 10, the value of the property has already reached its limit, to those saying it can still go up well ill say this, do they wanna be in a market that sells 600 sq ft condos for 900k - 1mil +? .... lets hope not

So where is the blood bath? Price dropped with maybe 5% here and there, is that a blood bath?
Toronto condos are approaching 8 months of inventory. On top of that we are heading into Christmas season where condo sales are typically slow. That's a buyers market and price drops will be inevitable if inventory rises this fast

Nobody knows the future but if you think the prices are going down put some numbers out there - How much and in what time frame? 10% in 3 months? 20%? 30% in 6 months? It's not a buyers market if the average price is the same, means just that the sellers doesn't want to sell at what the buyers want to pat for.

Are you referring to a condo in downtown Toronto? If so there is no way you bought a condo and it went up 200% in the last 2 years. As a matter of fact, Toronto condo prices today have been trading more or less the same as almost 3 years ago
garbage speculation boxes in the sky arent selling??? What a shock. We shouldn't count the cubibles for professionals as "homes." They should be counted as speculator gambling bet investments. It skews the count of available homes. That is if we still want people to cohabitate in Toronto. If we still want families here? Having the tiny cement cube speculation economy is destroying the real estate market
I agree these 1 bedrooms and studios are definitely not ideal for families and end users. With that being said, they are an asset class of their own and must be looked at separately which is what i did here

@@dilyarmurat i was just driving around gas prices have jumped up last few days so I think the energy decline hope might go out the window and increasing the chance of interest rate being raised is most likley. In the US this week they are planning to raise there rate and our economy is tied with USA we will follow along and raise our rate in September.
So stop pricing everything ridiculously high. You do this every 7 years and this time you made it 4 years. No bail out coming this time. Try not being greedy. I'm a low income senior. 1985.00 to survive. Where do you brilliant ones expect me to live? My apartment is reasonable. Now I'm being harassed by a landlord that took the other apartments, painted and doubled the rent last year. Nothing explains that stupidity but greed. A coat of paint doesn't add 1000.00 a month to that space. Your jacking everything up beyond normal, should be illegal.
Hi Carol, thanks for taking the time to watch my video. I understand the frustration with high rents and it's very upsetting to have your cost of living almost double in the spam of a few years. This issue here can't simply be explained over a TH-cam comment. To simplify it, the high prices are only there because there are people who are willing to pay for it. That goes for both rent and purchases. Prices don't go up just they are priced high as there has to be enough demand to absorb it. Happy to jump on a call with you to discuss it further.
