    Your concerns about new homes are true everywhere and not unique to TV. I bought a newly built condo up north as a snowbird and it did not have lights or blinds . . . had to add post-closing. Also, a lot of people moving to TV are downsizing and simplifying life so they do not want a lot of upgrades and cost especially if it is just a southern snow bird home.

    People need to volunteer to conduct activities/classes in the new area. Instructors aren’t paid (except in the Enrichment Academy) so unless new residents step up there will never be enough classes. As for stores, having spent my career in retail, I can tell you the stores only come after the buildout. They have to be assured they can be profitable.

    I would love to find out about golf at Championship courses? I see a MM rate and was wondering if Middleton residents can join the Championship courses with the upgraded membership? It almost seems to good to be true, what is the worst thing about Middleton? Are the pools heated? Any adult pools planned? Thanks

      I am honestly not too sure on golf with Middleton. It’s a new program that they have unveiled and I’m expecting it to go through a bit of a growth period as they work out the final details. As far as I know, all of the planned pools are family style. They are all heated as well in the winter.

    Well, keeping the general public out of these venues, would make a huge difference. The retirees are paying for these venues and yet the public is able to walk in for free and take up a lot of the spaces being literally paid for by the residents.

      It is funded by tax payers as well, just like the roads in TV. If we had fully private gates then the roads would be privately funded and more likely that the maintenance or bond payments would increase significantly to cover that difference.

    I was going to ask about golf-car access in Middleton as I wasn't sure Middleton -- as it's technically not part of The Villages (TV) -- would have the same kind of "go everywhere-golf-car-connectivity" TV has, especially TV's extensive multi-modal network. But you answered that -- you can get from Middleton to Moultrie Creek, then go on from there to other parts of TV via golf-car...even though it'd be a LONG (but scenic!) drive to get from Middleton to Spanish Springs and back in a golf-car doing the speed-limit of 20mph! ;-) And I'm sure we'll probably see more multi-modals (and maybe another 1-2 tunnels/underpasses) in the southern/newer part of Middleton in due time. -- BR

    You should take a look at Hawthorne at Leesburg. It's maintained beautifully and the amenities are incredible. It's really a great place to live. The community is financially stable and well governed by residents. It is a pet free community and there's no Golf Course to maintain (Golf Courses are expensive to maintain and often becomes a huge expense and burden for the HOA residents) but there are dozens of courses nearby. The Community is Resident Owned with a monthly HOA fee well under $400 per month. The HOA fee includes water and sewer, basic cable (high quality, low cost internet is available), free RV storage, lawn mowing and edging, 24 hour guarded gate, and extensive free activities. The gate guards are all licensed for EMS and Firefighting (we have our own firetruck). Each home is equipped with 2 emergency buttons that when activated will alert our private EMS office. An Emergency medical vehicle will arrive at the home usually within 3 minutes and there are no additional charges. Our Clubhouse is really large and is very active. We have more than 100 clubs with indoor and outdoor activities year round. Use of the swimming pool, therapy pools, locker rooms, saunas, fitness room, meeting rooms, tennis courts, pickleball courts, pitch & putt course, vegetable gardens, and much more are all at no extra charge. I almost forgot to mention the wood shop and the full service marina. All this and so much more. Leesburg, Florida is in central Florida. It's an easy drive to the beautiful Gulf coast beaches and also to the Atlantic. We're not far from Orlando, Disney World, and all of the other attractions. Your Grandchildren will love to visit you here. Leesburg is also far enough inland that hurricanes are not normally a threat. I could chose to live in any of the communities mentioned in this video but I choose Hawthorne.     Why is Middleton homes made of wood and not concrete block. There are so many termites here, so much humidity, so many hurricanes. Wood frame is what they stopped doing at the Villages because of the problems with that and stucco siding since wood moves and cracks. Am I reading this correctly the new homes are actually made of wood frame?

      Wood frame and concrete homes are being built in both The Villages and Middleton. Termite bonds are in place from the builder for the first year and regular pest maintenance is highly recommended to keep termites at bay.

    Do mortgage companies work out the details berween you and the bank or what service do they charge for ? How do they make money on the loan?

      A mortgage broker works using your bank account information to verify the money coming in and out. Lenders can get paid by the origination fees on the front end and/or they make money when the loan is sold to a third party to service the loan.

    It sounds like the planning could have been better. I would not want to have to line up early to be able to participate in an activity. I also don’t like the idea of impatient drivers. If you’re retired, you should be able to relax a little and be more considerate and patient, rather than being a hazard on the road that leaves people agitated and unhappy.

    I enjoyed this video; thanks for posting a truthful video. We lived there for 5yr. If you’re a golfer, great ! But this place is so false and verges on embarrassing. You ARE controlled even if you don’t think you are; I hated this. It’s a place that wants you to join in actually stop thinking as an adult. It’s the Truman Show, Stepford and Cocoon all rolled into one. Glad we moved out and started to live again as normal humans.

      Yes. Every area that is developed by The Villages has both ad valorem taxes (based off of the value of your home) and then non ad valorem taxes (that make up the bond, maintenance, and fire bill).

    Glad I came across your video. I have been looking at the Villages for a while now and I am only 48 1/2. The over 55 rule and the 80/20 rule have been confusing to me. Knowing that I can sign a waiver(just curious what that waiver really does?) and still buy before I hit 55 is great to hear.

    I'm surprised that the CDD monthly maintenance fee is not included with the amenity fee in the MLS listing of the "HOA" fee...since it is for the common property upkeep and cant be avoided...unlike the bond that might be paid off. I think it needs better disclosure in the listing. Some brokers put it in the description with the bond balance.

      I understand that thinking, since its a mandatory fee it should be listed as such with the Amenity Fee. I think the reason that they don't is because there are SO many different tax codes that have different maintenance balances between the low $300's to well over $1,000 and it would get confusing to know what is the "base amenity fee" and what is the "maintenance fee". If you pull the true MLS form, both ad valorem and non ad valorem taxes will be combined in the Tax section. But there is another version of the form that will have taxes separated between Ad Valorem and CDD (bond and maintenance) which is confusing as well. On the agent side of the MLS there is a Realtor section an an option to upload disclosures that identify the bond/maintenance balances as well that you can ask for if it is not clearly defined in the public remarks. We can also pull the tax information fairly easily and find the maintenance and bond balances for any property in The Villages. :)

    Hello…could you please tell me for sure if a teen is not allowed to live in home in the villages (not Middleton) even if we placed him on the deed ?

      Under 18 cannot live in the home. They can visit for a maximum of 30 consecutive days.
