We had just spent 3 nights in a 2 bedroom villa. The villas are steps to the beach or pool. They've got good Italian restaurant, Vento. With 6am surfing and again 6pm......3-4ft Head to the Surf Shack for chicken and waffles. They're chicken strips but waffles were great. The hotel and additional residence should be completed by March/April.

There are two types of taxes, property taxes and income taxes. What Ronan never talks about is the income taxes he has to pay in each of these countries on that wonderful rental income. He also rarely talks about net rental yields, just gross.

I wonder why you didn’t show Edena by TAO in Tulum? Maybe because it’s a total shit show where they didn’t deliver what they promised and what they did deliver the quality is subpar at best. I’d be happy to create a video showing the unfinished amenities, the Poisonwood trees in everyone’s backyard, the leaking roofs, the hot water that doesn’t work. I could go on. This from one of Ronans most trusted developers 🙄

This video is misleading there are over 15 units for sale here and they aren’t selling as it’s being alluded to here in the video. The dock and Massages are for the SunScape Resort guests only not for Santamar owners and guests The trees and plants all around the complex are dying for lack of water and a proper landscaping crew. Sounds and looks like a typical sales propaganda video that is filled with misleading info to espérate you from your money

The sell price listed above is a bit misleading. I am in on a 2nd floor unit that was about $190K, and is now fully furnished and renting as a STR, and I can't get an offer at $329K. Yes, good appreciation, but not 100+%.

There are plenty for sale now with no buyers. Also, you can’t get massages on that dock. It is for Sunscape Resort guests only.

Ronan, IMO one of your better youtube videos. It was filled with useful, actionable information and not a lot of marketing hype. You covered taxes, property management, etc. One thing I didn't hear that would have been useful is the availability of financing. Not an issue with the $70-100K condos but would be worthwhile to know if considering the higher end homes.

My experience hasn’t been stellar. Got into a Panama deal that after about 2 years was canceled. By that time I had paid 50% down and yet construction hadn’t started. Contractor elected to cancel the deal and pay the $8000 penalty, which isn’t even close to the “promise” of RETA on returns. So be careful folks, RETA isn’t a 100% guarantee. The model works sometimes by not every time.
