Thanks for clearing up a question I had without even having to ask. I just sold a lot in Ohio and, just as you say, it was a builder storing up lots for the future. I also had to lower the price a few times to get someone (anyone) to bite, compared to my original price. It was as if I could feel the market changing under my feet.

I found that it's important to look for and consider any and all back taxes. It's the only time I've ever bought land. I bought 3 acres for 9,000 in the 90s right outside of Ocala, Florida. 10 years later, I sold it for $19,000. I had to, I had decided not to build there. But anyway, I'll watch the rest of the videos to see what else I can learn, I don't know very much, there's always more to learn. Always. Oh ya, and I just heard you talk about closing costs which is an absolute another one, definitely need to pay attention to that to! Thank you😊

Appreciating the videos! I am a little confused with this one though. Wouldn't ROI also include marketing costs? Unless you have a strategy where you are able to get the deals without marketing like maybe creating a partnership with a realtor and that person gets paid thru the commission of the sale. Or maybe you cold called for all of the deals. Also for the 1.1 million to 1.4 million deal, did you have the funds already or can you actually double close on a sale like that? Are there fees on these sales that weren't mentioned? Thanks for the starter course.
ROI is solely on the investment and what it did on itself. The marketing costs are across the entire business, so at the end of a quarter or year, you could figure out what you received from sales (closing costs would have been removed already) and then subtract your costs to purchase and marketing to figure out the ROI for your business. You can double close on a $1.1M deal. This one was structured differently but along the same concept. Thanks for tuning in and commenting!

If I'm looking for residential properties, I'm looking for the top (fastest growing new home construction) cities (not all cities). Then again, Florida is a worldwide market for residential vacant lots. Thanks Jonathan very informative.

It didn't lower productivity. The only metrics that change are employee satisfaction. It's been proven in courts of law, its been proven through independent study. The only thing RTO provides is control for the employers, which is exactly the reason it makes employees miserable.

Documents section. As stated, there is no catch all. Many MLS are okay with just a contract. Some require unnotarized AIF statement. Others require notarized document. Have to adjust as needed.
