Preparing for an ICF build and this builder is excellent. No arrogance, candid and willing to share a ton of detail and specifics. Obviously has been in business a long time and has the knowledge to build right. Seems like a tight/ well run job site and I like his awareness and commentary of not wanting to come back on warranty calls. The builder is also confident and open to questions. I would use this guy in a second. Thanks for great content!

Although the air handling equipment is in a conditioned space, it seems like most of the attic is unconditioned and that all that flexible ductwork will reside there. All those penetrations for the air vents will leak. And you said a show stopper for me...Honeywell dampers. I have those and had to replace motors several times. They get stuck, sometimes closed, sometimes open, and sometimes in between. I've had to climb up into my 140F attic so many times to free up a damper. It's the bane of my 67 year old life. It is ashame that this house fell short by putting ductwork in an unconditioned attic. I plan on owner building an ICF house in NC in a few years. No zone system, mini-splits + ERV. Conditioned attic. Exterior foam roof insulation.
I've been a client of Amd's since he opened his shop and I drive a 150 miles to get there. He's a total stand up guy!

Any videos or sites you can recommend for guidance on that ICF roof? Doesn't seem very common and I wonder why? It would seem like a very solid idea to me. Maybe just cost benefit? ICF is my next build and the roof is a critical piece of that. Thanks!
Yes, ICF pools are great cost savers.
Also many ICF homes have interior icf walls too not so much darn wood as shown here.
ICF been around 20 years..not that new.
Are you using double bucks on windows to inset the window, or is that standard?
OMG you freaked me out. At 18:25 you tapped on that window. I sit with my sliding back door just behind my couch. I was looking to the right when you tapped. With headphones that window tap comes through only on the right ear. I spun quickly to my right to see WTF was in my back yard tapping on my door. LOL I came across another very old ICF build in NH where they installed the windows on the outer edge of the ICF and then cut a 45 degree relief from the internal buck opening to the interior face of the window. So instead of having a 90 degree opening (Viewing area) form inside the home it became a 135 degree viewing area from inside looking out. It really opened up the amount of light that came into the house.
If I build another house it will be ICF. Stronger, more efficient, quiet, no temperature swings, etc, etc, etc. It is well worth the extra dollars on the initial build if you plan on staying there. Just like solar, I'm not sure if you get your money back if you sell within the first 7 years. I would still do the peel and stick all the way to the roof as an extra layer of moisture protection. You can tell this guy is a quality builder.

I wondered why you put ICF on top of CMU foundation, why not use ICF the whole way? Also curious as to why they have traditional stick framing on the second floor.
Mono Slabs are very common in Florida. This is also lake front so the water table is very high.
What about Radon mitigation? 1.75 ACH is kinda high for ICF, you must have some leaky doors and windows.
Great question ill need to look deeper into that.
Ironic that it’s ICF on a CMU foundation - why not go ICF all the way? 🙄

@@MikeBuildsHomes Other than that, a very good video. I live in the Orlando area and intend to build an ICF retirement home in the mountains of NC in a few years. I've been consuming e every ICF related video I can find in prep for that. Some people use a cordless electric chainsaw to cut channels for wiring.
ICF EPS foam is actually closed cell for the reference. Open cell is softer and it will not make sense to build block with Open cell foam.

@@MikeBuildsHomes Amvic makes an R-30 ICF and you can add more exterior insulation for high heat temps or really cold minus temps. Energy efficiency of the ICF wall means 50% smaller HVAC and low operating costs. Pacific ICF

Your videos are way to scripted and you make it obvious which does not make you seem natural and has this fake vibe to it. Maybe you should watch some of the Perkins brothers build videos and take notes from them, none of their stuff is scripted (well maybe the ad plugs) and Jamie can run circles around you when talking natural. You can tell when he talks to the camera it is genuine and from the heart. When you talk on camera your looking at your dam screen reading a pre typed out script..
I love these two. True craftsmen who are both perfectionists. There whole team are great. Argo the carpentry/building wizard, Ray and Jay builder buddies, also you tube gold and Johnno who is the straight faced one who is so funny like Jay. Just a great all round team.
I started watching you guys while recovering from shoulder surgery. Now I'm hooked.

Love the Perkins
I’ve been watching Brooks and Elisha for awhile, and I enjoy them immensely. My family traveled from MD to Myrtle Beach every year for vacation since I was 8, and mini golf was always on our agenda. Beach during the day, dinner out, then mini golf, then ice cream. Fun times!! My parents are gone now, but my sisters and I still travel there at least once a year. We don’t beach as much now, but mini golf is a daily occurrence. So, seeing Brooks play in MB is always a highlight for me and what drew me to his channel. I love the interaction between him and Elisha. They are a joy to watch. Your video popped up on my feed today, out of the blue. I was like “what’s this?” and almost passed it by. I’m glad I chose to watch. I was sucked in from the beginning and watched every minute. Y’all are personable and asked great questions. And Brooks, despite claiming he’s an introvert, could talk anyone’s ear off!! 😉 I was happy to learn more about his story and where Elisha entered the timeline. I’d love to hear more about the story from Elisha’s POV. I wonder how much input she has on things or whether she just goes along for the ride, and what her aspirations were before Brooks entered her life. Yet, sometimes the mystery of things makes watching so much more intriguing!! Lol!! I laughed out loud when Brooks says he’s not competitive!! In his videos, though he’s not obnoxious about it, he clearly doesn’t much care for losing, even on a single hole. Maybe he does that for the viewing audience? Who knows. Anyway, thanks for doing this interview. It was such fun to watch!! And all three of you looked to enjoy it so much. Keep it up!!
Big fan, love watching them. Have watched all videos. Turned watching their videos into a drinking game while sitting in hot tub. Take a drink every time they say certain words and get hole in one or shoot a four. Keep those videos coming.
Watch for every video Brooks and Elisha upload. I think the ones with Brooks' parents are the most fun to watch. I hope they are earning enough to keep the videos coming! The best part is to watch how comfortable Elisha has become over the time making the videos. She was tentative at first but has become a good player and challenges Brooks. Keep it up Brooks and Elisha!
