    I grew up in Parma, lived in Brook Park for 9 years under the secondary runway, trust Parma is not that bad. Since Chevy and Ford left, not that bad with polution either, if you want to say that about cars running in winter why not say anywhere that's cold? You are Right a lot of houses are older, but better built! with small lots, but there are some that are larger towards the south end of the city. The sale tax is the same regardless where you live in Cuyahoga county to single Parma out for a sales tax is not right. This was really misleading and not fair to Parma or entirely correct, a little research and you could have given a much better and well informed on the pros and cons of living Parma.

    People in Parma are Different . Not in a Bad way , just different . Tiny Post war houses , all built in a hurry . Love Parma - but has it's drawbacks

    Man parma police do not play issue wit parma high rent cleveland crime mostly teens moving up getting kids hooked on bad dope and yeah ya gotta watch younger kids wit pervs but lorain ave in cleveland is disgusting and dangerous so parma is nice its tge ignorant teens and crabby old folks but parma police do not play no that and i personally think they are the best in ohio very brave like the good ol cleveland police the ones that didnt get involved in fraud yet

    Agents for years were taking 3% from sellers and not showing their homes if they didnt i dont think realtors understand people very well. The fact that real estate agents were charging percentages instead of flat fees is mind boggling and i never understood how they could manage to steal from ones investment

    Yes, we can have tornadoes so a basement would be great. It doesn’t have to be finished. I’m at a loss for how much this would cost with a foundation basement instead of slab on grade. We need a basement but not sure how much the cement will cost.

    Nothing will change listing agents have always represented both sides of the sale no split Buyer pays there closing costs as in escrow fees

      You are wrong on that. Not every state allows dual agency...which is when the buyer and seller is represented by one agent. Most cases, list agents represent the seller/s only

    I live is Asia town and the airplane noise was worse there than in Parma. The flooding is awful and some neighbors are bonkers. Also, the old style homes and the neighborhood layout is walkable and convenient when compared to Strongsville or Seven Hills.

      The nice thing is, flooding has been getting addressed the past couple years. Walkability is a nice perk to Parma. It definitely has pros and cons like any other city

    My stepdad used to live in Parma and he worships the police. The airport doesn't bother me, but everything else he said makes perfect sense. We live in Fairview Park, but we have a little bit of land, although the houses are right next to each other.

    If buyer doesn’t need or want representation, how to they get in to see the house? Do they wait and hope for an open house or forced to pay 1-2% just for agent to open the door? Thanks for sharing your thoughts

      I'm getting this question a lot. For starters, please keep numbers out of the conversation. Other agents can see this and it's why we are in the new era of real estate. Commissions are always negotiable. So, a buyer would have to go to the list agent directly to gain access. A good agent will be able to articulate what they provide and not come off as a "door opener" lol. Having said that, let me take off my Realtor hat lol. I would be concerned as a buyer dealing with contracts on my own. It was so confusing before I got into the business plus I wouldn't trust the list agent. That's my opinion, you can take it with a grain of salt lol. At the end of the day, it's up to each individual, and whatever they choose is ok. Us agents with great negotiating skills will benefit a buyer the most. What is your take, how do you feel about all of this?

      @@anthony_esposito For majority who buy one or two houses in their lifetime this may be true. But myself and a number of close friends have been involved in multiple real estate transactions both with and without Realtors. We're completely comfortable and prefer no representation. Seller's (listing) agent won't provide access without compensation agreement to simply open the door, thus my question.

      @@anthony_esposito At the end of the day, buyer only has a certain amount of money they're willing and able to offer for a property. The more that has to go to agent the less that goes to seller making offer less attractive. Most people can benefit from an agent however for those that don't need one, how do they gain access to simply see the property?

      We as listing agents, to perform our fiduciary duties to our client (seller), have to allow an unrepresented buyer to tour the home. We also, have to fill out the contract for an unrepresented buyer if they don't have a lawyer to do so. All of this can be done without the buyer signing an agreement

      You are correct, not everyone can afford the added cost. This is where, as a list agent, we have to educate our clients on every aspect. As a buyers agent, if it is a scenario where the buyer can't afford to pay the agent for representation, we will negotiate in the contract for either two ways.....seller pays brokerage or seller offers concessions

      @MTobin1000 it's LVP. It actually last a long time if you pay for the good stuff. Scratch resistant and waterproof. I have wood floors...Kids have made plenty of scratches and knicks to it. Wish I had LVP

    I grew up in Parma. Lived there til I was 30. There are parts of Parma that have lower air quality for sure but living near Padua high school it was actually a great area. Yes you’d probably want to get along with your neighbors since you’re practically living “with” them lol. But back when I was growing up there, all the neighbors looked out for one another and we were all friends. So it was really nice. Airplanes never bothered us. Sometimes we could hear them, but most of the time it was quiet. The view from the top of State Rd hill was beautiful. On a clear day you could actually see the lake. But I know times have changed unfortunately and things are probably different now. I’d give anything to have that simple life that we had back then, with swimming pools, cookouts, walking to the mall etc. but regardless I think Parma still seems to be a pretty safe,clean area.

      Thanks for sharing! Parma does have it's nice qualities, don't get me wrong. Had to point out the negatives because everyone talks about the positives. I would love to go back and relive my childhood too. Riding bikes through the neighborhood, swimming, playing sports, just simply enjoying every aspect of life with no concern!

      @@larrywillis-tw1yn they have actually been correcting the infrastructure. Still have some areas deemed flood zones, but the city also used grants to purchase said homes and demo and turn it to green spaces

      So northeast ohio, where I am at, this model starts at $463k. Their standards are a lot of custom builders upgrades. So the final price can vary of course

    I lived in parma from age 10 till i was 21. . Moving to Brook Park. .and you can hardly hear the planes in parma compared to Brook Park. . In fact i dnt remember it ever bothering anyone.

      Comparing to Brook Park, yeah it's a big difference. I feel the planes, much like trains or in my situation a shooting range for police, becomes white noise

      I am a current Parma resident and I, too, disagree about the airport noise. Just look at a map and you can see that only one secondary runway goes East-West. And planes only occasionally land East to West (over northern Parma). I have NEVER seen a plane take off West to East. And, of course, take offs are the noisiest. They are almost always towards the Southwest. Away from Parma.

    It has changed so much for better and worse but I do kind of miss the 2000s of Brunswick. The traffic is awful but people are fairly nice, the winters are super tame anymore with rain for 95% of it but spring and summers can be like a step down from Florida summers though it is a shame to see a bit more crime than usual and some weird vagrants. If you can work from home or are just rich and want to live in Brunswick (for some crazy reason lol) then its probably suburban paradise otherwise I would say its not bad especially if you want to raise a family.

      Your home sounds amazing!! No doubt you have a full transformation. All your ideas are perfect, I especially love the outdoor kitchen entertainment...that will go extremely well with your pool. You absolutely will get top dollar if/when you go to sell it. Do yourself a favor and interview a few different agents if that time ever comes. You want to be sure its being handled properly. I hope you enjoy it for many years to come!

      Interesting. In my area, investors are buying properties every day. Making great money off of flips and rentals. Why do you feel someone will lose on a purchase? Projection is for equity to rise 15%-20% by 2028

      @@anthony_esposito because we keep seeing a lot of people in trouble that were convinced by an uninformed RE agent to buy so the don’t “miss out”. Now they have to sell because an HOA or taxes were reassessed, or had to move. They find out their property is underwater. New investors are buying without fundamentals and will lose too. They are buying with negative cash flow and declining values. Some places are still “hot” until they are not. Your points are old and outdated and it’s a disservice to anyone that actually listens or to any client you put in a losing position. There are some realistic properties out there but the “throw it against the wall and see if it sticks” pricing is over. Interest rates don’t matter as much as price.

    Well, was born and raised in the Polish Village/St. Charles area of Parma, but relocated/downsized to the Midtown/Broadview area of Parma 10 years ago, due to an aging family. Needless to say, this might be a better area of Parma due to all the access to shopping and restaurants, and a more direct area to Downtown/work. So I don’t really see any complaints here.

      A lot of people enjoy Parma and it is ranked in the top 100 for a few reasons. Felt I should share some negatives about it, so people know what to expect. Much like any city, they all have pros and cons. That area of Parma is convenient!

      My investors have not had issues finding homes that need renovation. Move in ready homes are the ones that are going into bidding wars in my area. It is tough out there. However, there are ways to still win in the market! A lot of falls on us agents of having knowledge and also times it's pure luck. Happy to answer any questions you may have, don't give up though!     I will disagree slightly. When you think about it from a certain point of view the fees came from the buyer. They paid the seller to buy the house. The seller then was charged a fee that was split up. The money always came from the same place now it is being shown differently. This is what buyer agents need to know and say when they are asked about the fee on the agency contract. .

      Yes and no. Yes, the buyer does pay for the home, which out of that money the equity, closing cost, and fees come out of what the seller nets. So, it is technically coming from the seller. The new set up, does not guarantee buyers will have their representation covered by the sellers net. So that money may be in addition to the amount paid for the home. But, just like a listing agreement, the buyers agreement is negotiable for agent fees.

      Who am I if I were to lie or mislead...that's terrible business and flat out wrong! Can't speak for other agents, but negotiating skills and a tactical approach is how I can potentially help getting the most money for the home. Maybe that's what they meant? But yes, it sells itself!

      I'm not suffering from a poor quality of life, nor have I ever. Many others don't suffer as well. Yes, there will always be people who have a bad life, in any city, but overall I feel most of us in this area have it pretty good compared to other parts of the nation

    I will live in a trailer before I go upside down in another house!! We were upside down on our house in the mid 2000 bubble burst, it took 10 years for us to be able to sell & just break even!! DO NOT get in a bidding war & Pay WAY over the already inflated asking price! You Will Regret it- especially, at these High Interest Rates, High Property Taxes, High HOI & & High maintenance upkeep!!!!

      Yeah, that crushed so many people back then! Bidding wars have been going for the past couple years, I'm tired of it. Fortunately, for my clients, we have never had to purchase negative equity in order to obtain a home, always appraised value only. Property taxes vary between every district, higher they are the higher the property values. HOA's, in my area, are not too bad for the majority

    Very sound advice! It is a dog eat dog out there in the real estate market. Do not let FOMO spur you into buying a house, especially if your ducks are not lined up in a row financially. We waited for years on the sidelines to buy a house. Sometimes timing is everything too, when the right house comes up and your RE agent has some tricks up their sleeve to make it happen then it could all work out in your favor. With our personal home buying experience, we won out due to timing and a lot of luck. Getting the house that meets all your needs and the right price, and location is truly like winning the lottery in this market. Brunswick is such a location with low inventory. Set up RE Apps to send you daily new emails with new listings that meet your home search criteria. Keep looking every day, multiple times a day and something will be on the market but you got to let your Agent know and pounce!

    You gave the same sound tips our RE Agent gave us when we started looking. Location is really important when buying a house. We wanted to be in a good school district, not far from major shopping and close to family, ( a tall order!) Second, the house has to meet your must haves. And we had another tall order of must haves for our house. Can we afford this house is also really important. We crunched a lot of numbers. Property tax is the biggest factor to consider for us personally. Property taxes are locked in once you buy a house in California, thanks to Prop 13. In Ohio they can go up to each time your house is assessed. Try not to let emotions rule your clear thinking, NOT getting emotional about the house is really hard! When you walk in the front door and you know it ticks all the boxes. I had that "this is the one" feeling when we virtually toured our house, we didn't even have to physically be there! So making an offer is such a nail biting experience, part of you really wants it to happen but part of you has to talk yourself down to being realistic if your offer is not the winning bid. Part of you is scared that you are making a mistake and it is so much money, more money than you would ever spend at one time! Never forgo inspection, our house is 25 yrs old, the inspection report was about 100 pages! A lot of minor stuff that was easy to fix and repair. However, the A/C and furnace is original to the house, that will be expensive if and when they decide to fail. That's my personal experience, it is a rollercoaster of a process, it is stressful. I don't know how we got so lucky and survived with our first house on the other side! I hope more people discover your channel. It is really good and helpful.

    You mean well but you shouldn’t ignore the fact that the base price includes nothing of luxury. The model you are showing is closer to $900k. Also, Schumacher will add $100k between excavation and location premium at your first meeting. This is a great build but their advertised prices are a bit scammy.

      With Schumacher, base price gives you some nice options. But like any custom builder the base price is the foundation up. So yes, depending on the lot that is purchased, will determine the cost of lot prep (typical is anywhere from $50k-$100k in my area). This particular model, starting at $648k allows the options to be made to get the full luxury and not break $1 million.

      Some people are greedy, not all. However, the market and buyers will dictate the price of a home. Ultimately, the home has to appraise at the offered price if a mortgage is being taken out.

    We looked at two houses, the second one had everything we wanted and the location was perfect. I absolutely agree to listen to your agent. Our agent was phenomenal she knows the CLE market like the back of her hand, the house had multiple offers, she suggested an escalation clause with a home inspection up to a certain $ amount and a decent earnest money deposit. The sellers wanted a quick close within 30 days. Having cash down payment also made our offer more competitive because we could close when the sellers wanted. The House was only on the market for three days! One bit of advice to take home is the list price is just a suggestion. 😂 We looked at the house on Sunday, made an offer Sunday night and within a half hour we got the house because of the escalation clause beating out the highest bid. Shocked and elated to have won the bid on our first try. It is very competitive, especially if the house is turn key with a nice fit and finish. Great video for people who are not familiar with the Cleveland housing market, like myself. 👍👍👍
