    Good episode but im not so sure rate cuts are the messiah vendors have been waiting for the re-accelerate the Perth market in particular. When the RBA cut rates back in 2019 after a long period of a stagnant cash rate, if anything it only stimulated the east coast market, Perth didnt even move. I think the east coast investors will look to their local markets once rate cuts come along with a larger borrowing power and look to re-invest there again as theres opportunities popping up with higher listing creating more options for buyers there.

      100% agree but that will give owner occupiers/locals to get in. It won’t die off. It will still be aggressive for PPORs instead of bottom feeding Armadale bargains

      @@nq6417 Locals will still get in but Perth folks are hawks when it comes to paying a fair price. Anecdotally after attending a number of auctions you hear the usual scoff and remarks along the lines of "that was a bit steep", "he overpayed for it", "its not worth that much" etc. On top of that the clouds on the horizon are forming in the jobs market with the recent downturn in commodity prices ie. Nickel, lithium and iron ore- this has cause a wave of redundancies in mining which are yet to show up in the jobs figures and we all know the link between mining and property in Perth.

    How about unlocking all that vacant rural land along the Kwinana freeway and rezoning it urban for housing? There's so much land nestled in between residential areas just sitting idle. It would reduce all that urban sprawl and help boost supply. Thus help with reaching Perths infill targets.

    On domain the other day armdale and gossies average house price is now over 605k i assume its mostly diven by east coast investors , do these investors no that those suburbs are like Penrith? They are basically the worst suburbs in Perth. Sure if you got in at 400k thats a bargain but now at 600k plus there are way way better suburbs to buy in for the same price or near.

    The thing with ev's is that if you just want a car to go from A to B its hard to pass a corolla. 40K for a car that sips fuel and will last 20 years with almost 0 major issues vs a chinese made EV that cost 10 to 20k more and lets face it nothing from china lasts 10 years let alone 20, The resale value will be 0. Sure if you want a fancy car go EV but for just a regular car the old toyota or japanses car is hard to beat.

    Do the math. Without fossil fuels it is impossible to charge or even build 100% EV transportation. They are great for city dwellers who can charge at home. Once that market is saturated EV sales will grind to a halt. Forcing people to buy EV's is a communist dictatorship move to a problem no one is allowed to openly debate. Look at resale values 10 - 15 years in the future. Todays EV's are tomorrows economic and environmental time bomb
