@@skovac83 YES! This is called a split entitlement. This is something that you can do and we do it often.

@@honesttalkwithdr.pateladdi1077 honestly it depends on whether you’re doing a primary property or whether doing an investment property. On an investment property, it’s the easiest because you can simply do a DSCR where your DTI does not matter.

Great video, gentlemen! We snagged a property using my VA loan back in 2019 and snagged that amazing rate. That 35acre property has been a rental property for over a year now. We're about to finish up on our 3rd property. The new duplex/triplex/quadplex builds are looking mighty nice for the portfolio!

Do you have to put money down to purchase investment properties ?
@@alfredagreen336 depends on what you mean by “investment property”. Technically, you cannot use your VA home loan benefit to buy an investment property however, if you are buying a multi unit property, such as a duplex, triplex, or 4plex, you can use your VA home loan benefit and you can finance at 100% with zero money down if you intend to live in one of the units.

It's interesting how some cities can be overlooked despite their great offerings! Forney definitely has some appealing options when it comes to affordable housing.

In reality - loan brokers and real estate agents 100% unneeded - ACTUAL lender [bank/wholesaler], online marketplaces/digital photographs, a qualified VA appraisal and closing attorney - you are good to go!

Question about VA assumption: My ex husband allowed me to assume the VA loan on the house. My plan is to put the home in a trust for our daughters. When I die and if there is still a mortgage, will they(my daughters) be able to keep the VA loan or could my ex allow my daughters to assume the loan?
