    11:15 Oh boy, yep! Brandon talkin' about all the resistance against 'outside workers' … 'outside talent' in general. Nodding my head to his, "What does it matter? The plans are gonna pan out either way." I've seen projects completely BOMB -I'm talkin' the SAME single project, not just once, but TWICE-to the point where the local gov't *finally* said, "Okay. That'll be all. We've lost a ton of money on two strikes" and finally hired a *different* firm to execute the plans-someone other than the local dude who was related to one of the local gov't decision-makers for the project.

    Just curious, why not borrow the money with a HELOC rather than pay 12% for private money?

      Definitely an option if it’s available. The concept is if you use other people money you have more scale where as your HELOC has a theoretical limit

      @@mfore1000 The only thing holding me back from starting is I would have to Go through a long foreclosure process if my buyer stops paying. Because they would have equity in the home. How do you get around this?

    K, you do not want the cap rate to go up because you lose value. At a 6% cap rate $100,000 NOI is valued at $1,667,000. If the ca rate goes to 7% then you lost Almost $240,000 in value. That is not smart investing.

    A warning , this guy is a con man. My group of friends invested with him and suffered losses upto 80%. His setup skimmed profits while rest of the investors (from San Diego area) lost their shirts. he has his own remodeling company and his family is given titles of SVPs and VPs - totally incompetent people. He injected his own money as a loan and didnt make proper capital calls. Given the LLC laws, as a manager he got total freedom to mismage to his own benefit. He refused to return the balance capital unless people signed a letter freeing him up from any litigation. Stay away from him.
