First time property developer UK week 3 - we document everything from start to finish
Will the skip ever turn up? In this weeks video there we carry on with the strip out of the building, install a working electrical supply so that we can safely remove the old electrics. The hoarding is up and we have interest form companies that want the rent the building before we have even started the refurbishment. #money #construction #propertydeveloper #property #mindset

In this video we start work on our first property development deal. I take you on a tour of the building as a record of what it looked like before the building works begin. We take delivery of our hoarding but end up having a 2hr round trip to collet a spanner! Some late nights but it's taken 18 months to get to this point from getting serious about taking the plunge so I dont mind doing what n...

In this video we complete on our first property development deal. I show you what else I do while waiting for the building work to begin and there are some out takes from filming, because I know I make it look easy but it's not! It's taken 18 months to get to this point from getting serious about taking the plunge, but it will still be a week or so until we get fully up and running. We will be ...

Are you going to do a breakdown of all the costs etc? Enjoyed the video 👍👍
Hi Billy yes we will talk costs. I think I will talk about them as we go through the weeks and probably do a stand alone video to pull them all into 1 place. We have worked on 30% profit before finance costs. The reason we’ve done it like this is because there are a lot of variables in the finance costs, but overall you want min 20% profit.
Your spaniels are adorable. They are the best dogs ever aren’t they. What are they called?
Thanks Billy for now they will be called the big dog and the small dog.. maybe I will reveal their true identities later 😂
Good news about the viewings!
Thanks 👍🏻
I’d change the title to:- some hippy talking tripe in a car
My plan is to be a hippy.. when I have the money to live that life 😃
you can definitely TO better 🥴
You comment well help me to better thanks 😃
Last block mortared in to stop it falling off 😂😂😂😂😂

Yh that will be the time!
DO better not TO better
That’s the one 😂
That’s 2-Tiers mates coming over to take the jobs
If Keir built a wall it would look like this for sure😂
I look forward to following your journey
Cheers Jon thanks for commenting 🎉
In Romania this is a good wall...
Thanks for taking the time to comment 👍🏻
😂😂😂😂😂😂😂
Thanks for commenting 👍🏻
And......
Thanks for the comment 💪🏻
I think everyone there could DO better xD
WTF?
🤯
It’s not only mastering the trade as much as negotiating skills when it comes to taking a job
Indeed
We can to better?
Indeed
How you toing?
That's MBM's invisible muck......u can see the bag
Was in Croydon so very likely MBM. From where I was standing it honestly looked like they’d just stacked a load of blocks up. The finish on the houses wasn’t great either tbh.
Pouring soup!
Is this your preferred consistency?
Thats one massive dong
I’m not sure what that means but I appreciate the comment 👍🏻
Never seen a boom pump used like a line pump! How dumb waste of effort!! Boom truck should be in the air so you only have to move the hose were you need mud not dragged around behind you like a line pump🤷♂️
They are used like it all the time otherwise why would they carry 30+ metres of hose as a standard? Often you’ll be booming up to high and then running hose or through a window etc. Tbf the customer orders the truck and then we just turn up some customers don’t want to pay the money for the longer boom or they just get the length wrong or expect you to setup somewhere you can’t. it’s also still easier to move around the site and it also means you are less likely to damage the plastic on the side of the footing.
Some dorked out footings
I’m not sure what that means but I appreciate the comment 👍🏻
Slump test fail.
Thanks for the comment 👍🏻
Looks like you got some concrete in your water😅
😂 the customer is always right 😅
Nice strong concrete lol. It's like water
Yh it’s a W40 mix 😂😂
instagram.com/reel/CwGJkksIAKP/?igsh=MTEyN2VoOTEzczRncw== How did this get 1.1m views on insta?
That doesn't look like cement that looks like water what's going to be the worst construction job on the planet in the winter it's going to crack all over the place and that building is going to fall down
😂 I was paid to operate the pump the mix is controlled by the contractor, I’m not an engineer but look how much steel is in there!
Ground beams are full of water anyway chase the water to a point to pump out it’s concrete no cement
@@Micky-c9e100% mate. I would say 8 times out of 10 the contractor wants the concrete “too wet” but 8 out of 10 buildings are not falling down so it’s probably ok. I was going to mention the cement vs concrete point too 😂
You shouldn’t be commenting on something you have no idea about. Calling concrete cement is like calling a cake flour
That’s cause it ain’t cement dick weed
Not hating, honestly but "We can TO better" how do you miss that?
😮 hahaha didn’t see it till you pointed it out 🤦🏻♂️
@@StephenKnowlesProperty You need to to better ;p
@@UKCBurnsyI most definitely to (do) 😂
I know right ! Like duh
Thank you for sharing your journey with us we can’t wait to see the amazing transformation you will have for us glad we got to see what it looks like before and looking forward to what the final project will look like 🔨🏘️
Thank you so much!!
Thanks for the comment, we will try to divert as much waste as possible from landfill. We will implement the waste hierarchy Reduce Reuse Recycle (I think there is a few more now days 😂). It was nice to be able to rehome a large number of the carpet tiles it was good for us and the people that collected had a little bonus of something free for their project.
Thanks for sharing your journey and learning of property development! It will be interesting to see how an office building will be repurposed into residential properties. I was wondering if anything can be recycled and good that the tiles could be rehomed.
