Hello , Is the mortgage determined based on the property price the same for a single family vs a duplex or triplex?
Hi, it's actually based on whether you are occupying that property as a primary residence: If an Owner-Occ then mortgage is based on your down payment given the loan product you qualify for (FHA, Conv, VA, USDA Loans) Down payments range from 0 to 20% or more on these products And with 3 or more units you get into debt servicing ratios, which essentially is based on existing rents or market value rents (if vacant) If you are not an owner occ, then you can expect to put a higher down with likely a higher interest because the purchase will be treated as investment This is an involved response, definitely consult a loan officer in your state
