Sq’umul’ Shelh Lelum’ Modular Supportive Housing Complex (modules barged across the ocean!)
Opened in April 2022, Sq’umul’ Shelh Lelum’ Supportive Housing Complex in North Cowichan, BC was a collaboration between Nomodic, BC Housing, the community, and our valued partners. The complex’s 36 modules journeyed across land and sea before they were craned and transformed into 52 self-contained homes!
Built through the province’s Building BC: Supportive Housing Fund, the complex is designed for energy efficiency and resilience, providing a contemporary aesthetic and innovative features designed to protect the building in this high seismic zone.
Operated by Lookout Housing + Health Society, the complex offers crucial support services and promotes community togetherness. Its Hul’qumi’num name, Sq’umul’ Shelh Lelum’, reflects the path it paves for residents towards a brighter future.

Great job! Canada needs a ton of new housing and this is the best approach to do it!
Nomodic - I do real estate development in Baltimore and have built a couple stick frame multifamily buildings. The factory built modular approach is very intriguing. There is a sense that it should be less expensive than stick framing in the field. Can you provide some information on what the per square foot construction costs were for this building and perhaps how that compares to what it would cost to stick frame the same building in the field? If you respond, please let us know if the costs are given in Canadian dollars so calculate the equivalent in US dollars. Thanks.
Hi Tim, in most cases modular construction isn't less expensive than conventional construction, however it carries many other advantages including increased speed to occupancy, cost and schedule certainty, and reduced environmental and community impact among other benefits. Square footage cost varies depending on multiple factors including building application, location, design, finish, etc. Feel free to contact us at info@nomodic.com with additional details and we'd be happy to provide a more accurate estimate.
