You hit it with the ambiguity of the five star phrase, which is taken from the Michellin guide. Many hotels are a half star. One star requires a restaurant in the hotel. The nuances of the five star rating system have never been studied by our guests, much less the hosts.

How and when is he going to pay the private loan principal?
Even if he never paid it off, and just kept paying the interest, he would still be making $4,500/mo with no out of pocket expenses, but based on historical trends, over the next several years the property will appreciate and the guests will consistently pay off his principal on the DSCR loan, so eventually there will be enough equity to refinance into a new loan, ideally when rates are even lower, and payoff the private money.

Could i use my SDIRA funds as a 5% DP on a hard money loan to fix and flip? In other words, if a hard money lender offers 95% loan to cost, could i partner with them and only bring 5% to the table from my SDIRA account to flip the property and then profits flow back into my SDIRA for future deals?
If the SD IRA is the owner of the property, this is totally fine. You can own properties with your SDIRA, and take a loan to your SDIRA to leverage a property (as long as it's a non-recourse loan). You just can't own the property in your personal name, and use funds from your SDIRA as the down payment, that would be considered a prohibited transaction.

It is not possible to meet with a guest prior to them booking. They are all scams. When they say they will send a business check in advance it is a total scam. As a host you can loose your business with Air b n b. by going with this type of situation. Again. It is not really possible to exchange anything much prior to booking. Seems odd.

Thank you, and great point. Yes, I'm a huge fan of "self-managing" your STR. With a few key team members (handyman and cleaner) and some automation, it's a pretty minimal lift and saves you 25% of your gross income by managing yourself. The property manager fee can be justified on one rental, but as you scale, it becomes a massive amount of money, that in my opinion is just not a necessary expense. If you watch my previous video on how our team is set up, you can see how we are out of the day to day of the business, but pay way less than what we would pay to a property manager.👍
@@LivingOffRentals That makes sense, I self manage my LTRs and definitely enjoy the increase in cash flow, STRs just always seemed like a lot more work but will look into the automation and your previous videos to learn more

@@PaulAlisonR interesting, so you've had success with short-term rentals in those cities? They weren't the first ones that came to mind so that's awesome
I would start just outside of the larger cities in the state and look for the intersection, of just close enough to pretty easlily access the city, but also where there are some local attractions like lakes, state park, amusement parks, shopping, sports, etc. These are the areas where it's often that perfect blend of affordability and pretty decent nightly rate/occupancy.
After 7 years of looking everywhere, I came across your videos and I think you are on to something...but, sshh...lets keep it to ourselves :) . Good stuff, as always...

Your IRA cannot invest in collectibles. That includes artwork, stamps, rugs, automobiles, alcohol, certain metals, and other items. You should remove the pictures of cars.

I actually am a huge fan of self-management. With a few systems in place, you can eliminate being involved in any of the day to day and pay a tiny fraction of what you would pay to a STR property manager. I currently have a vacant home in Dover, DE. Interested in helping homeless veterans. Does the HUD-VASH program allow you to house multiple veterans in one home?
That's great! HUD/VASH only allows one voucher per house, but you can rent to a veteran with a family. The voucher payment amount increases with each family member. So if it's a larger home, it could still make sense from an income standpoint if you rent to a veteran with several family members.

Sorry if I missed it, but what is the "Collection Box" folder used for?
Good question. This is designed for files you aren't sure where to put at first. I have three sub folders in this folder called 1| Too Busy to Organize, 2| Unsure Of, 3| Scanned Documents. The idea is that it gives you a place to drop things and then circle back around periodically to reassign them to the long term location. Hope that helps!
