The Business of Property follows the journey of two entrepreneurs working and talking about the reality of property investing.
Stuart is a property investor with a focus on HMOs, mostly for the student market. He prefers a hands-off approach with most of his investment properties being remote.
Simon has a small portfolio of vanilla buy-to-let properties that he mostly self-manages. To make his property management easier he created PaTMa.
Simon and Stuart, along with guests, discuss the ups and downs they're experiencing in their property businesses. Along the way they share property news, business tips and anything else that happens to crop up their weekly chats.

Interesting episode. Would have been great if you could have down the spreadsheet on the video. No mention of opportunity cost for the extra cash in your pocket (perhaps just using best easy access savings rate). Might also have been interesting for your listener to have the results for the same property but in a LTD company.

Hope you're well. I think it worthwhile comparing your residential property returns versus simply following Warren Buffet's advice and buying an S&P 500 tracker (e.g. VUSA.L)? Obviously drip feeding into a financial product is a far simpler life! Meaning no work or hassle or "hatred" of being a landlord, it is much more diverse (i.e. arguably less risk) and can also be income tax and capital gains tax free if held in an ISA or SIPP.

Linked to your comments about surveying all your land, isn't the term Landlord originated in feudal times and doesn't the term Lord seem somewhat highfalutin if you're both a little reticent to introduce yourselves as managing directors or company founders? Look before you leap! Good question to ask, why are you investing? What are you looking to achieve?
So simple!! Yet, most don't get past "Mo Money"!! 😃 Cash Flow versus Appreciation is very important but has implications on where and what we invest in! They 'Why' is always a great place to start!

I had a look at the prices that some of the houses sold for on one of the streets we have a property on (only looking at houses of the same design). In 2006 to 2007 houses sold for £127,500 to £133,250. In 2008 they sold between £112,000 and £119,950 In 2009 they sold between £102,500 to £117,000 It wasn’t until 2014 that a house sold for more than £127,500 again, so it took 7 years for prices to get back to where they were at the peak. So where you buy in the cycle does still matter, even if you’re buying it for a long term investment, because when you come to remortgage, you want the house to be worth more than what it was before, so that it at least pays for the costs involved in remortgaging.
Thanks for the comment - appreciated as we love talking property! We agree completely that the cycle can matter - awareness is key, BUT the question is whether you could time the market if you were looking at the shorter term (~5 years). As we say on the podcast, one of the potential issues is around the crystallisation of the 'equity' in a downturn. However, based on what we've seen in the last 30+ years if you're holding a property for greater than 10 years it is highly unlikely that re-mortgaging cost will be greater than a property's current value - if the correct due diligence has been done!
