Toronto Condos Aren't Selling! Data You Need to Know!
Here’s the reality: Toronto condos just aren’t selling, unless sellers are drastically cutting prices. But what’s really going on behind the scenes? Let’s break down the numbers.
First, the inventory is massive-over 6,100 condos were listed for sale in Toronto in September alone. To give you some context, that’s the highest inventory at this time of year in over a decade. Even with a small dip in listings, sales have hit rock bottom-only 864 units sold last month, marking five consecutive months of declining sales.
But what does this mean for prices? Well, since May, Toronto condo prices have taken a beating, dropping from a high of $767,000 down to $681,000 in August, with a slight bump to $708,000 in September. And let’s not forget, Toronto condos are sitting on the market longer than usual, averaging 34 days to sell.
Public sentiment around Toronto condos is at an all-time low. Across Reddit, frustrated owners and potential buyers are sharing their experiences, with some calling the current condo market a "disaster." Yet, well-located, unique condos are still managing to sell.
And there’s a shift on the horizon. With recent interest rate cuts and new lending rules that could ease up financing restrictions, there's a possibility of more demand.

    Actually the first thing that catches my eye in a negative way is the small car garage. Why can’t a house with 4 bedrooms assumably with 4 people have multiple garages. Why do I have to park outside. Don’t i matter 😂

      Garages are often overlooked but play a key role in a home’s functionality. I’m a big fan of double-car garages too, but on this street, the smaller lot size made it a bit of a challenge to include one.

      The government has tried to tackle it but I feel enforcement isn’t strong enough, and loopholes still get exploited. It’s definitely an issue that needs more focus. Maybe it's really intentional. They want to appear like they're doing something but they can't deny that foreign money is bringing money into the country and creating jobs. What do you think about how the government’s handling it so far?

      If you're wondering if it's a good time to buy a Toronto condo, there are a few factors that make now an appealing moment to enter the market. I anticipate another interest rate cut on December 11th, which could provide some relief for buyers and might even spur some competition as we move into next year. Currently, there are some solid deals on the market, especially if you find a seller who has flexibility. Many sellers are motivated right now, creating opportunities for well-negotiated prices and potentially better terms. By early next year, I expect market sentiment to improve, which typically draws more buyers and increases competition. This could lead to slightly tougher conditions for buyers. So, in my view, buying now positions you well to capture value before that shift happens.

    Port Credit is very very expensive...pockets off Lakeshore are FAB. The ''beach vibe'' is a very very small strip with mostly Bars ...ending at Starbucks. the drive into the congested LIBERTY VILLAGE on Lakeshore is a nightmare. Facts are better than delusion

    Once Brightwater development is complete, I can not imagine the traffic nightmare it is going to be as there don't seem to be much improvement to the roads. BTW, I used to work in the outskirt of Liberty Village. Overbuilding of condos with little to no infrastructure has made that place a slum. The reason it hasn't yet is because real estate in Toronto is still relatively high.

      I totally agree with you! Once Brightwater is fully developed, the traffic is going to be a real challenge, especially with no significant road improvements in sight. I'm hoping Brightwater traffic just uses Mississauga Rd to the QEW and avoids Port Credit downtown altogether. It’s a similar situation to Liberty Village-so much development without matching infrastructure. It’s frustrating to see great neighborhoods struggle with congestion and overbuilding. And you're right, real estate prices are still holding things up, but the strain is definitely there!

      The church at 510 College Street & 314 Palmerston was converted into 4 luxury lofts in 2007. They are large with high end finishes but quite pricey. The last loft that was on the market was asking around $8M.

      It’s really frustrating how squatters can claim to be tenants and have so many rights in Ontario. I get that the laws are there to protect genuine tenants, but it seems unfair when people can just occupy a property and then claim tenant rights. How is this not considered break and enter? It feels like homeowners are left with very few options to reclaim their property without going through a lengthy legal process. Has anyone else dealt with this situation?

    This is insane… it seems to be an issue in western progressive countries.. I first heard about this in Spain, and then in NY (with the illegals breaking into the homes), and now here in Canada… is really crazy how Canada gives more rights to squatters, thieves, and just anyone that is doing the wrong thing… I’m leaving Canada, but I know this is an issue that can happen anywhere (in the first world). If I returned to my country, I know people would be forced out, because this home invasions are not taken lightly in most third world countries.

      Yeah, it’s wild how things are going in a lot of Western countries these days. Canada, for instance, is trying to be super progressive, and they think they’re doing a great thing by preventing homelessness and supporting vulnerable people. But it often means squatters and even thieves end up with more rights than homeowners. I’ve heard similar stories from Spain and New York, with illegal break-ins and all. It’s definitely frustrating for those of us who feel our property rights are getting trampled on. A lot of these policies come from a place of wanting to create a more supportive society, tackling issues like affordable housing and economic inequality. I get why you’d want to leave Canada over this. It’s tough when you feel like the system is working against you. And yeah, in many third-world countries, home invasions are dealt with much more harshly, so property owners feel more protected. It’s a tricky balance between helping those in need and protecting homeowners’ rights. Some folks think these measures are essential for a fairer society, while others see them as just creating more problems. It’s a real mixed bag, depending on how you look at it.

    Ok.... here is a thought... Instead of going to court, hire a bunch of people to "squat your house". Then if the current squatters have an issue with that, they have to court for that... not your problem... let the law that helps them, help ypu as well...

      Hey, that's quite an idea! Turning the tables on the squatters could definitely create an interesting situation.     Interesting top 5. I was looking to buy and toured Merchandise and Candy Factory when being converted. Effect of 500 units in Merchandise was all lofts less than 1,000 sq. ft had unlivable bowling alley style space, and a few just bizarre with 3 steps up / down in entrance hall. Also, in 1999, the area had no services at all, closest shopping was Rabba Foods on Wellesley. Candy Factory had some nice units but in 1999 they were overpriced, 30-50% more than equivalent house, and with high carrying costs they were still trying to sell 1 - 2 years after occupancy. TipTop came not long after but I was off the real estate market then. But I am glad to see them described in this video, they were new on Toronto scene, and seem to still be popular. Gotham on King W. was occasionally referred to as first loft conversion with high praise. Wrigley lofts on Carlaw was available then and was surprising gem, very raw spaces, more true loft, not many left for sale. The best I saw was McMurtry on Dupont just east of Dufferin, but didn't get built, instead it's a townhome development. It was a bizarre chair factory, really old red brick, one demo loft built was phenomenal exposed brick true loft, other layout plans looked equally nice.

      It's fascinating to reflect on how the loft market has evolved over the years. Back then, who could have predicted the soaring value of these lofts today? I completely agree with your observation about the smaller lofts at the Merchandise Lofts-they really were like bowling alleys with no windows. Your experience with touring Merchandise and Candy Factory during their conversion days highlights some key points. The Merchandise Lofts, the smaller lofts often had those awkward and impractical designs, like the 3 steps up/down in the entrance hall and the very long hallway leading to the living area. And yes, back in 1999, the area was pretty underdeveloped, with Rabba Foods on Wellesley being one of the few nearby shopping options and many homeless shelters and Filmores, was just a few steps away. The Candy Factory Lofts did have some nice units, but their high prices and carrying costs made them less appealing compared to houses at the time. It's interesting to note that they struggled to sell 1-2 years after occupancy. It's great to see these lofts still being popular today, as discussed in the video. Their journey from new and challenging real estate options to highly sought-after properties is quite a story!
