I was always wondering about HOA's looking at New York properties. I will now avoid HOA's. Thank you for the information.
Glad to help
what this kind lady fails to mention is the crime right outside our gates, as well as the extremely high maintenance and hoa fees that have increased 5 x in less than 2 years. i would hardly recommend it as a place to raise young children. That being said, its a very cool spot.
Thank you for sharing your perspective. HOA fees and maintenance costs can definitely be a significant consideration for homeowners, and I agree that it’s essential for potential buyers to fully understand these factors. I always encourage anyone interested in a community to do their research and ask questions about what matters most to them. What’s been your experience with the changes in the community, and what do you think could improve things?

Too bad most homeowners that are struggling with making mortgage payments don't do anything until a foreclosure has begun. Many believe that there is no way out and just give up. Losing your home should never be a choice and there is no reason to be ashamed. This economy had made it financially difficult for many people. So, please know that you don't have to go through it alone and there is help available to you.
i think this is a great list. but for your biggest con the distance is the same from any city thats just outside of newyork like Newark and Elizabeth. If you do a perfect circle
Thank you for your insight! You’re absolutely right-when you look at a map and draw that 'perfect circle,' the distance from cities like Newark and Elizabeth to New York is comparable. That’s a great point, and it’s always interesting how perspective and traffic patterns can shape our views on distance. Do you find the commute from these areas feels similar, or do certain factors make one seem more convenient than the other? I’d love to hear your thoughts!
Waiting too long can cost you everything, You must do everything and explore all of the options that are available to protect protect your home. Don't think that there are no options, in fact there are plenty of options that are available, but you must act quickly and early. If you're in pre-foreclosure or foreclosure, don’t let this be you!
How long in Long Island to get divorced my ex still husband lives there I live in queens. He put the paperwork in long Island.
Thank you for your question! The timeline for a divorce in Long Island can vary depending on whether it’s contested or uncontested, as well as the specifics of the case. Since your ex filed in Long Island, the process will follow that court’s procedures. If you don’t already have an attorney, I’d be happy to connect you with the divorce attorney featured in this video-they can provide guidance tailored to your situation. Let me know if that would be helpful, and wishing you the best as you navigate this!
She is trying to scare you into selling your home to her. Don’t let her scare tactics make you sick.
Hi Anthony, If my message came across as scary-that’s never my intention. My goal isn’t to scare anyone-it's to educate homeowners about their options and help them avoid making decisions that could hurt them in the long run. Foreclosure is a tough topic, and I’ve seen how devastating it can be, which is why I’m so passionate about helping people navigate it. If you or anyone you know is facing this situation, I’m here to provide guidance, not pressure. Thank you for your feedback!" I appreciate the opportunity to clear this up!"
Most homeowners facing foreclosure have one thing in common, Waiting too long to seek assistance or not asking at all. Foreclosure is tough, but it’s not the end of the road. The most important thing you can do is act now. The sooner you take steps to address your situation, the better your chances of protecting your credit, avoiding financial disaster, and starting fresh.
I bought a foreclosure then I lost a foreclosure. Will never get another, nor will I get a tax sale...bad karma, misfortune of another, period!!! No one ever thinks about the families who had to leave their home...until it happens to you.
I'm sorry to hear about the loss of your home to foreclosure. It is devastating to go through something so significant and painful. I've seen people fight, families torn apart during this financial difficulty. Have you seeked help when you were going through the foreclosure?
In 1929, the banks took my grandfather money,in 07-08, the mortgage company foreclosed on my house, saying they mistakenly put my money in someone else account. Yet they could not correct their mistake. I learned from it that a loan is sercuritize on Wall Street.
I'm so sorry to hear about what happened to your grandfather and It's sad that you lost your home to foreclosure. What you went through during the last crash is painful and unjust . I wish we had crossed paths and I could have helped you. Thank you so much for sharing your experience and I am sending you love. Curious to know where did you live during that time? If you don't mind sharing that is.
@EsphirPopilevsky Florida
Just did a loan modification and it was a doozy. Glad I toughed it out.
That is great news. I am happy to hear that you were able to save your home. and modify the terms. Congratulations! And thank you so much for sharing your experience.
Let’s get one thing straight: the bank isn’t acting out of kindness. A deed in lieu of foreclosure allows them to skip the lengthy foreclosure process, saving them time and money. But what do you get? Absolutely nothing. Before you sign anything, know that there are better options. These alternatives not only protect your credit and finances but also give you more control over your situation. Actually, Never Ever Ever sign a Deed In Lieu of Foreclosure.
The earlier you start the short sale process, the better your chances of success. Once you receive foreclosure papers or a lis pendens notice, every day counts. Many homeowners make the mistake of waiting too long, overwhelmed by the situation, but starting immediately can help you avoid foreclosure and its long-lasting effects on your credit and finances.
Jumping back into homeownership too quickly can lead to high-interest rates, unaffordable payments, or risky loans. Take your time rebuilding after foreclosure is about patience and strategy.
People in usa dont grow feeling for their homes? For your neighbourhood? So sad
Homeowners living in their home for many years have sentimental feelings. The topic I’m talking about is what is a sellers concern when selling their home. Thank you for chiming in, I enjoy reading and replying to comments 😊
“Need to Sell My Home Fast” (now rebranding as “Motivated Sellers”). are selling fraudulent leads-most of them were MLS-listed, mobile homes without land, or people who didn’t even want to sell. We even have recordings of people saying they never inquired! And they refuse to refund us. if you’re an investor, steer clear-this company isn’t honest, and the leads are worthless.
The most common setback I see with homeowners facing the challenge of foreclosure, is that they wait too long before reaching out for help. The sooner you seek assistance and explore all of the possibilities to get out of foreclosure, the more likely you’ll find your way home.
Are you drunk ? 😅
Finding the right realtor is crucial, especially if you’re in a challenging financial situation or facing foreclosure. The agent you choose can significantly impact the outcome of your sale and, ultimately, your financial future, and the risk of losing your home to foreclosure. But just as important as finding the right realtor is knowing what not to share too soon.
On the company website, I saw a recent letter that is called Reinstatement Quote. Although I have not received it yet, I am believe it is probably in the mail. There is someone that has been provided to me called a single point of contact, and this person has told me if approved to reinstate the loan that I can make regular payments every month, along with a certain amount to catch up on the payments. The letter online says I have to pay $3,206.46 that includes 3 payments and fees by December 4th. I am wondering if they will let me break up the payments like I was told. This might not sound like a lot of money to you, but it is for my husband and I since we are on social security due to my husband cannot work because he has stage 4 cancer. Thank you for the video.
I don’t even think this borough has a lot of parks. I had way more parks in queens and they were much more lively with more people doing things. I think this is the borough of “forests” since most of what they call park is inaccessible forest
Staten Island is known as the greenest Borough actually. We have over 170 parks here, with 12,300 acres of protected parkland, which represents for more then a third of Staten Island's total land mass. Our most papular park is Wolf's Pond Park located on the South Shore.
@ Yeah for sure I agree it has the most green space but personally I don’t consider a lot of those parks although I know technically it is part of the parks department. It’s more a semantic thing but I just think that green space that people can’t access isn’t necessarily a park. Thanks for the reply, I like your channel 👍
@ it’s nice to have a lot of nature around, good for the environment and us humans 🤗 thank you I appreciate your support 🤗
When selling your home under financial strain, sharing too much too soon can impact the outcome. For example, letting your realtor know you’re desperate to sell might create a ripple effect, unintentionally signaling urgency to potential buyers. This could result in lower offers than your property deserves. The key is to be strategic about what you share and when.
In certain cases, the lienholder isn’t required by law to notify you directly, especially for things like tax liens or mechanic’s liens. Some can be filed without any direct notification, leaving you unaware until a critical moment. Imagine preparing to sell or refinance your home, only to find out there’s a lien holding everything up. Taking early action can save you from escalating financial and legal consequences.
You have made amazing videos. Your video quality is really commendable. I am very impressed with your content. I have analyzed your channel well and noticed that you are struggling with video views and rank. May I share some tips on how you can achieve your goals?
It's amazing how many homeowners aren't aware of the different types of liens that can be placed on their property, let alone how to remove them. Negotiating with creditors or disputing wrongful liens can feel overwhelming, but this video really simplifies the process. These clear steps and practical advice will help you understand the various types of liens. I hope that this video will help you lots!
Also there are code enforcement/municipal liens. Some of these muncipalities have terrible fines that can suck away your equity in very short amount of time.
Yes! Absolutely true. Too much information for one video, I might make another video to focus specifically on code enforcement/municipal liens. I appreciate your comment. Thank you for tuning in. 😀
Also there are municipal liens, code enforcement liens.
The reality is, creditors have powerful tools at their disposal-tools that can jeopardize your home. But the big question is: who exactly can put a lien on your house, and how does it affect you? Most of us are familiar with a mortgage lien but there are so many other liens that can trigger a foreclosure. I dedicate my channel to educate my community about foreclosures. Thank you for watching and always feel free to reach out to me, I am always looking forward to offer assistance.
Years ago it was okay to sell the house for lower then fair market value during foreclosure and especially during a short sale. The debt was forgiven and the it was a buyers real estate market. Today, we want to sell the house for as much as possible to minimize the debt and most importantly to walk away from the sale with equity in hand.
There is a difference between both foreclosure and a short sale. The outcome is going to determine how this plays out in your homeownership and everyday life from Insurance premiums to car purchases or leases. Watch this entire video to learn the major differences between foreclosure and short sales.
Grew up in Sharrotts Crossing III. 26 years of my life, very nice neighborhood. Back in the early 2000s the community was thriving. A lot of us kids were always out and the adults always hung out too. Used to have block parties every year too! Highly recommend anyone to move there if they can Fun fact. Every Lane is named after a tree and the shape of the community is a Roman Numeral 3
It is a very nice neighborhood. Yes, the block parties were lovely as well. They have not done them for a long time since. This past summer Darnell lane had a block party. And if I am honest, it was not the same. Each house had their own table, I did not see any entertainment for the children. Sad how things changed. Those were the days.... Thank you so much for chiming in. I really love to read the comments. I hope you are happy and well in your new neighborhood.
Because all jersey have to cross Staten Island 440
Very true. 😩
A pointless video 😅😅
Thanks for chiming in. This comment really helps everyone 🙃
@@EsphirPopilevsky real estate agents, just one step down from a junkie pedo 💓
This is going to be really interesting. The real estate market is going to be on fire.
If you’re considering buying or selling a home in Rossville, now is a great time to act. For buyers, it’s essential to come prepared with a pre-approval-not just a pre-qualification-to strengthen your offer in this competitive market. Sellers, on the other hand, can take advantage of the current demand to secure offers above asking price, as long as their home is priced correctly and marketed effectively.
It is one of the most important things to accomplish. Listing your house at the right asking price on the onset is what will determine the final sale price. This step must be taken seriously and with great detail and attention. No marketing of any kind will help if the price hasn't been set correctly.
Yes cashflow is VERY important BUT if your tenant is moving ALL of his relatives in from local jail you need to 1)Be aware of illegal squatters of your property 2)BE EXTREMELY diligent to push back on those tenants who insist on putting 12 names on the mailbox you supplied If arguments/fights startup on too-many-tenants dont be afraid to EVICT those tenants Be DILIGENT about replacing old /dilipidated appliances or infrastructure components I went away for a brief vacation in August and I learned that my tenants are too stupid to use Zelle to transfer rent money
I wonder what states are operating in? Here in NY it is absolutely terrible. I have a client we are trying to close on the sale their tenant occupied house, they haven't paid rent 9 months and counting. Court is postponed numerous times. They are telling me that based on this experience they will never buy an investment property in NY.

I have created more wealth buying foreclosures than I have from working. Now is not the time to buy anything. Buy deals not government spending inflated priced homes.
Good for you! As long as the numbers work and cash flow is positive it's always a great time to buy.
Always buy a home that has already been foreclosed and don't buy trash. Problem solved.
Trash? One person's trash is another person's treasure. Smart purchasing is key. Circumstances, location, competition, ability to renovate yourself or hire out, and market conditions must be taken into consideration to buy smart or not at all. Diamonds in the ruff are not for everyone.
My last home I bought was a foreclosure and the only issue with the house was it was only discounted 30% below the inflated market. I may be in this house a long time once the bubble pops and prices fall 50% or more.
When I bought my house it was a foreclosure also, I still live in this house. You still saved 30% on your purchase so that's awesome!

Banks are greedy and looking to profit rather then recover the debt. The dollar losing value terribly.
