Challenges of selling a tenant occupied property depends on the cooperation or non-cooperations of tenants. It is a delicate process which requires a special touch especially from the landlord and the listing agent. Let me know what your thoughts are.
It can be very difficult to catch up on missed mortgage payments once you fall significantly behind. Explore all options, including selling your home or negotiating with the lender. Act early if you are facing foreclosure. Don't hide from the situation out of embarrassment or fear. Reach out for help from banks and real estate professionals, You likely have equity in your home even if you are behind on payments. Get a professional valuation and payoff amount from the bank to understand your equity position.

One of the most significant issues homeowners face when behind on their mortgage payments is inaction. Many hide out of embarrassment, avoiding conversations with their bank or with experts who could help. This hesitation can worsen the situation, making it harder to catch up on missed payments.
You ain't getting nothing is a double negative. So you said you are getting something

Talking about realtors like they're a damn lawyer going to court for you. Representing what? Heres a house, make an offer, agent goes back to the seller, heres the offer...im out. Its not rocket surgery, not 10% commission worthy, not like like the world couldnt get by without another inflated price tag because someone bullshits their way into some egocentric self importance title
If everything would be this simple 🙃. Thanks for chiming in.
Once a foreclosure is listed, when can someone actually purchase and move in it? I've seen so many foreclosure homes but not sure about the redemption periods or what not. Can you make a video on that matter? Thx
Thanks for making this request, please share where are you finding these foreclosures and I will get this on my schedule to produce.
@@EsphirPopilevsky thx
It’s never too late until it’s over! The problem is there’s too many scams out there that are trying to pray on homeowners that are facing foreclosure, and some of us, the genuine people who thrive to help others and reach out with one goal in mind to help, are not being contacted. If you are a homeowner facing Foreclosure, be careful but do reach out and seek for help. If nothing else, you will get education, knowledge, and most importantly you will learn about all the options that are available to you. ❤
All con, no pro. Born and raised, finally gave up in my 40s. Physically pretty place, but people are total douches.
And so you left Staten Island and moved where?

Staten Island is a very special place. Too bad it has a reputation that is spread by non Staten Islanders. I am from Brooklyn and I live here since 1999. It was a bit challenging to get used to and now I feel like I've been here all my life. I hope you visit with family often. How is living in NYC for you?

Buying a HOUSE? Townhouse with 3 bedrooms and more stuff is ready for a new HOMEOWNER 🫠🏠in Rossville Staten Island, NY
Informative and explained very well, thanks!

So the bank thinks they own the note they really don't you still own the note because they owe you money all the money back that you they double dip they but they they charge you to pay for the mortgage plus they got cash for it already and they have cashed in your mortgage so many times selling your note. I went down to and looked I went online and looked up the registry of my deed and there's like 10 other people that that are on my deed for the first 10 years that I owned the house like they're down as owners or whatever and I was owning the house
Well do you know that when you sign for your mortgage that that signature on your promise note it has a value. It has enough of a value where it will cover your bargain. So they take it cash it in get the cash pay for your mortgage loan and then add interest to it. So that means you're giving them 25 so you're giving them $250,000 because you gave them your signature on a promise there's no and that's what it's worth and then you borrowed $250000! Your bank doesn't have your permission to cash your your note in for one they go and do it on their own and they just lend you back to your money your own money and charge you interest. Without the mortgage and their intent is to harm you
Start learning Chinese
good idea 🙃
Staten Island is a TOTAL DISASTER!! You have all Asians coming in with all cash undocumented ! The ones without cash are private funded by Asian banks for 2 percent mortgages how can anyone compete as a fair market!!! It's such a shame well good luck living in Staten Asia
Appreciate you sharing your opinion.
Yeah okay I understand right you give me a really hard time. I'm on Social Security Disability 60 years old and they turned me down so I would I appealed it and I'm waiting for an answer and I don't think they're going to give it to me again either but there's a new policy that Freddie Mac and Fannie Mae put out that you have to give them to give people deferrals and they're not even offering it to me
I'm trying to get a homeowner's assistance for 7000 and they said well if you owe $9,000 then you have to pay the other the rest of it I'm like yeah I know
The HAF GRANT screwed me over they paid 3 months payments and a water bill and that was up to 50 Grand they didn't like come and help me to fix repair and make some repair repairs that had to be done in the house or anything and I was still going to be out of work I was still going to be out sick cuz I was really in bad shape I still and they could have paid ahead or you know they didn't pay the $10,006 that was on the deferral either which they should have paid
Although there is agencies that offer assistance, unfortunately it's not perfect
@@EsphirPopilevsky yeah these places that offer help don't help I've been having an appeal because I applied for the $7,000 homeowner assistance because I told my old them $9,000 coming off of Freddie Mac who is the lender and that's who my servicer works for came out with a new policy encouraging deferrals because SLS is not even offering a deferral in their application for assistance.
I refinance a couple of times Well no I got a modifications actually and I won't have that house paid off until I'm dead as far as I'm concerned the mortgage is a death sentence
Unfortunately there's not enough explanation given when loan modifications are done. Most applicants get denied for a loan modification and you were approved, that's good news.
@@EsphirPopilevsky oh I just found out a whole bunch of things by reading my bankruptcy statement from 2017 it said that they exempted $58,000 of my mortgage is exempt so when the new so when I got through the bankruptcy the new amount due on the mortgage should have been less $58,000 so it was $85,000 balance I should have been less $58,000 is my interpretation of this. So they're still recording when I bought the house in 2005 they're still recording what my original loan was there now saying that my next payment is due in 23 or 22 instead of 24 they're they're changing the dates on my payments I'm going to definitely on a file bank I'm going to file on them I'm going to take them to court then it was right after I talked to Freddie Mac that the servicer put me on TransUnion as a charge off and late for a payment and I'm already been discharged from that loan That's illegal what they did so I got a bunch of s*** again I'm going to travel and get a camper van and travel I could do whatever I want in my house they can't touch it
I've been paying extra on my mortgage to get the debt down that I owe them from the forbearance and they're putting it in a suspense account and then they put it on the regular mortgage and then that's not going down at all so that it looks like I'm not even trying and it's threatening me before closure
I hear you. It must be difficult to deal with your hardship. Are you able to make the payments comfortably?
@@EsphirPopilevsky I have no problem making payments I didn't pay this month I was one day late because I refrigerator break down my washer broke down I got a flood My toilet float over there's mold in the bedroom because the toilet water ran down the hallway into their rooms they didn't even clean it up in their rooms I can't even believe it and it's black water that flowed overflows the toilet so I called my insurance company and I told him somebody came and helped me try to plunge the toilet and it worked for a day and then it was back to the same thing and she said I need that information of who it was I said listen it wasn't a licensed plumber it wasn't a license person it doesn't matter I won't be able to take your claim because of that can you believe that Plus if there's more then they said it's been going on and I haven't fixed it which I tried to fix it but I haven't had the money to hire a plumber because I've been throwing extra money on my mortgage to try to get that $9,000 paid off but the mortgage company puts it in a suspense account and then when I get enough in there they make a payment on my regular mortgage which is for what I found out is pretty much illegal because if you have a outstanding balance you're supposed to put that money right on there not in some suspense account so they haven't been applying it at all and it looks like I haven't done anything or made any effort then when I filed bankruptcy in 2017 they were supposed to take 58,000 off of the balance to go forward with them and they never did that was Wells Fargo so I got quite a bit of stuff and that's how I interpret it anyway it says 58,000 is extent so that means I got to keep $58,000 worth my property will back then my property was valued at $144,000 now it's valued at $300,000
Do you know I bought my house for $99,000 and I owe $90 and it's been 22 years I've paid three times this house already and I'm going to I want to ask for forgiveness of the mortgage cuz the bank already took the note for me back in 2017 and so I can continue to pay so they got paid by the bank and by the bankruptcy and they got paid by me all these years and you know what they ruined my credit they never reported any of my payments and I proved TransUnion that I was paying all those years I had to make hard copies and send them in the TransUnion you know what they did they just took it off of my credit report it didn't correct it Equifax and Experian right both of them kept the mortgage on their with with a calendar that shows I never paid it
You look amazing
Staten Island has a misleading and sometimes even a bad reputation. You can't make everyone happy right? I would say it takes some time to getting used to. We have some of the most beautiful tree lined streets, parks and beaches. Today I am visiting Dongan Hills, a very popular neighborhood. Things don't have to get to a foreclosure. There are a multitude of options that are available. An upside down mortgage or negative equity are big words that sound scary, but it doesn't have to be. I made this video with the goal of helping put things on perspective and in simple terms that are easy to understand and provide clarity and hope. I hope this is helpful and educational for you. Thank you for watching, liking and sharing. And, helping spread the knowledge.

While short sales can seem like a great deal on the surface, there are potential pitfalls that every buyer should be aware of before proceeding. From prolonged waiting periods and the bank's ability to reject offers to unexpected repairs and the impact on your financing options.

Appreciate your opinion
I've lived here since my family moved here in 1965. Parking sucks in areas where there are lots of townhouses, and yes, people from other boros move here, but then a few years later move to Jersey, PA or the carolinas. Thats why its almost become the Brooklyn speed bump as far as people buying houses are concerned. We DO have a robust bus system here, and the one trainline we have is free unless you're getting off at the ferry.
Appreciate your input.
i was mugged in cherry hill.... camden is much safer and cheaper
Oh my god! Thankfully you are okay. When and where did this happen?

Cherry Hill, NJ is so beautiful. Do consider this area if you are thinking about making a move to New Jersey. This Townhouse is very spacious and the community is very well kept. Pride of ownership in Greensward Ln. shines, and you can see it first hand as soon as you arrive.
In the UK, we have our garages built on the ground floor. Our cars aren't tall enough to get to the 1st floor. 😮
Our garages are built on the first floor also. Sometimes they build them with a driveway downhill and it's difficult to pull out of the spot when it's slippery due to snow or ice.
@EsphirPopilevsky Hi ya! Actually, l was drawing attention to the difference in meaning between the terms ground floor and first floor in our two countries. In the UK, we use the term "Ground Floor" for what, in the US, you call the First Floor. Hence, my joke about our cars not being tall enough. Our first floor is what you would call the second floor and so on. It's a good example of how two nations speak the same language but can have two different meanings 😉
It's not free anywhere you dumb*ss
