With the Eid holidays looming so soon after the resumption of work from the lockdown, we are working day and night to complete the next roof of One Britannia in record time, as well as starting our Britannia Homes projects. So busy days ahead, with a 5.15am start this morning, and a total of 12 hours sleep in the past 4 days!!!

      Salaams Brother, when we acquired these they were just a touch over 2cr, now ppl are demanding 2.5-3cr.

      @@RightMoveGroupDevelopment Salam and thanks for the info. You got the plots in really good times. I bought plot no 105 for 4.5 cr back in 2013. But the prices dropped to more than half in 2014. Good to see people like you coming up with heavy projects. My plot is 10 marla street corner literally right in the centre of your block. If you know any investor/s who could be partner/s with me in construction, please let me know. Thx

      @@ijazkundi7469 We were very lucky with the plot, as you say you were at near the end of the strip. There was a proposed school scheduled to be built at our site, however due to the opening of Roots School 60 kanal campus just down the road, the plans for this school site were scrapped and the commercial was extended, Alhumdolilah we were lucky enough to pick up this location at a decent price. I will go into the office and check what the prices were back then but initial thoughts are that you paid over the odds for it, was the extra 2 marla paid? We are normally happy to invest when we have a like minded investor to partner with, however your priority has to be the recovery of the value you paid back then. That might make it difficult to pair up. Some bull park figures, If you paid 2.5cr for the plot, 4cr for construction, 0.5cr for the development and planning fees that's 7cr, which will give you about 11+ cr return, over 4 (possibly 5cr) profit. Here comes the problem.. because you paid 4.5cr, you have to recover that extra 2cr before profits can be split, which means a potential investor will get 1.5cr profit, instead of 2.5cr. We have to be fair with all clients, and as such the reality is we can give the investors (whether that us or a third part) a much higher return elsewhere. Pairing up will prove difficult..nonetheless let me know if you want me to run the numbers

      @@RightMoveGroupDevelopment thanks for sharing details. We bought it in Nov 2013 @4.5cr 8 marla only. We have recently acquired the two marla extra land by paying around 2.5mill on top. At the time we bought, prices were very high. My brother in law paid 3.5cr for number 97 about a month before we bought ours. He has sold it for a loss of over 1cr. He's the one who bought it for us as we live in Ireland ourselves. Business district was 1cr per marla at that time which was above our range therefore we ended up in E-commercial. There was a merging scheme a couple of years ago in which we saved around 4 to 5 million in the remaining instalments. I know we have suffered a massive loss but profits and losses are part of this game. Currently, all dues are paid, location is also central. If construction is not feasible, then I might consider selling it. Sometimes I feel like we may have overpaid at the time of purchase but when I hear stories from other people, people had to suffer huge losses in that crunch caused by the launch of Karachi Bahria. I have seen your project in Feb and took some photos as well. Your work is quite impressive. I'm sure One Britannia will add value to E1 Commercial InshaAllah.

      @@ijazkundi7469 Its a shame you didn't pop in, would have been good to meet. Business District is actually where we are starting Two Brittania. I honestly think the best way for you to make some sort of recovery and profit, is to fund the construction yourself, we can build and sell for. and you can still make a healthy profit, not as much as we normally give but healthy nonetheless
