The downside to building a home on pilings: Your house has a massive airfoil under it and hurricanes are real.
They don't have worry about that because the air is not getting trap anywhere it's just passing straight through

Great - build on 9' piles but a 10' storm surge washes it away. And what happens with sea level rise? That 9' is gonna be 6' by the end of the century and even small storms will wash the house away. Ridiculous to allow people to build in these low-lying areas. Especially as govt is expected to bail people out after every flood. It's socialism for the rich...

Probably pressure treated wood
Pressure treated wood or pricey exotic wood that is resistant to moisture and rot. You can also set the posts in concrete.

@@OceanBlue11400 I thought the concrete was not used anymore because it keeps the wood wet too long. If that is not truth, would this steps be correct: 1. Remove the dirt around the stilt at ground level 2. Cut the stilt where is damage 3. Sand down and add protective product to the stilt 4. Make a concrete cylinder under the stilt inside the ground touching the stilt. Thank you.

Isn’t the main reason for building on pilings the risk of rising waters? Why would you build an actual room at ground level? An enclosed patio, sure. And why on earth is the electrical panel in the flood zone!
No. The main reason for building on pilings in the southern U.S. is because the surface soil is weak or the subsoil is prone to expansion/shifting. Pilings on well built structures like this are likely driven all of the way down to bedrock. That panel is 4 feet off of the floor, and the floor is already raised and sloped. Water is not going to touch that panel.
Codes and building are different for piling homes in Florida. The purpose is water and the higher the house, the cheaper the insurance. Technically, the ground floor is not to be living space. No bathrooms, etc.. Usually an office or kids playroom. Also, all outlets are 4-5 ft from slab. After home passes final inspection, people will then have a bathroom built. Depending on where the house is located, chances of flooding are rare.

What are the different mudsill applications and are there section details you can provide @ the foundation / slab on grade?
This is really interesting! I am assuming then the base plates should be flush with the outside edge of the foundation and the zip sheathing should overhang the foundation for air circulation and water drainage if water or moisture was to ever get inside the walls???
