    Screen, screen, screen, screen, screen and screen again especially in this day and age of militantly pro tenant legislation. Never make exceptions for ANYONE... you WILL regret it. Avoid anyone who is suuuuuper interested. I had an applicant fill out my prequal saying they "smoke/vape only outside" then tell me NO ONE smokes/vapes. Then literally FIVE SECONDS later, they said "you mean my husband can't even smoke outside?" When I said "no" she responded "weird." Actually it's "weird" that you lied to me in a span of 5 seconds.

    Splitting up the security deposit and last month's rent is required of landlords by WA state law. 3 payments. 🙄

    How about the applicant who has religiously paid their rent on time for 10 years. When asking to move to another building with the same rent is told their unchanged debt to income ratio their application was denied. How is suddenly the debt to income ratio is a problem when it hadn’t changed. Now they are being put out on the street cause their current apartment is already rented. Sounds a bit shady to me. There is no shortage of shady exhibited by some landlords. What are some red flags about landlords

    I had an applicant who offerred me a copy of his credit report saying I could save the cost of doing my own credit check. I did my own check and found he owed the IRS $400K, which didn't show up on his "credit report". Always, always do your our credit checking! There is a mixed message in this video, which is "don't do in person interviews" vesus "let them talk". I have always gone with "let the talk". However, basically, an excellent video.

    The #1 BEST way to ensure performance is to use a service like TransUnion Smart Move and have the tenant pay the $43 application fee. I have converted four Airbnbs back to long term rentals and just closed my 4th lease today using this service. It has weeded out several applicants - one of which had four unpaid loans and an eviction! My new tenants each have 800 credit scores and easily could get together their first month and their deposit as soon as we signed the lease and I gave them their keys. Getting the RIGHT tenants in your spaces makes all the difference in the world!

    Top-notch advice! I would be concerned though that this information, if viewed by certain prospective tenants--bad ones--could help them to hide their application weaknesses to trick landlord/property managers into renting to a "tenant con artist" instead of a genuine one. Maybe we need a video on tenants who seem too good to be true but are really running a con game. The laws seem to protect tenants more so than landlords nowadays. Beware!

      In my 18 years of experience, I have found that credit, background check, employment verification, and telephone calls to previous landlords tell a lot bigger story and paint a clearer picture than what you can tell by just meeting someone.

    Excellent points! Believe every word the Property Management Guru says. The only thing I would add is use a reputable property management company, if at all possible. Let them handle all of the screening procedures and potential pushbacks from prospective tenants. It’ll save you a great deal of frustration, worry, and even anger. You can have the final say on the recommendations given by competent property managers as set forth in the contract you’ve entered into with them. Chances are, even with a management company handling things (with your approval), my experience has been that very bad things can still happen with your tenant, considering they will be "in possession” of a rental property with a value of hundreds of thousands of dollars or even millions and wouldn't think twice about trashing your rental home or apartment to exact revenge on you. And it’ll be next to impossible to recoup your losses from such damage even after a court judgment in your favor! If there is another, safer type of investment you could invest in, seriously consider it--given the fact that there is a critical mass of very bad tenants in the world-even ones that look good on paper and seem as innocent as a lamb. I know there are bad landlords, too. But that’s not the topic of this video.

    I've rented out a house or two that I've own since 2009...honestly the people driving older vehicles, like a 10-15 year old vehicle, seem to always pay rent better...people with new $900/Month vehicle payments have defaulted on me.. see how long they've been at the same job...the longer the better...

      Your right! When we run credit checks and compare that with their income, we can see their debt to income ratio and know if they are paying their bills or not. People need to be able to afford the rent, because if they can't, it's not good for you or for them!

      @@Priust189 I hate to tell you this but there's a lot of people on the streets right now that are just good American people. There are drug addicts in homes too. Some of the rich rich people are the biggest drug addicts they just get away with because they have money if you're poor and you're a drug addict oh you're a horrible person most of those people probably have mental health issues to begin with they need support.

    I kinda giggled at the first one. I dont know where you are but I'm in Visalia California. There are absolutely no renters rights here. At least nobody to enforce them.. inwas literally quoted $7100 as a move in deposit and $8100 if I had a pet. That's on a $1700 rental. And that's her requirement.

    I always ask people how many people do you have? Do you have good credit and income about 3 times the rent? If any one of them doesn't meet my criteria i just ignore them. Too many people living in the house is a one of the biggest red flag.

    9 years ago I purchased a townhome as my future residence and thought I could rent it out on my own using my own judgment. Big mistake. The person I rented to "Just got a divorce" so her credit score was trashed, she provided me with her most recent paycheck stub from a well-known employer -- but she was "laid off" that job six months later, then she had to be "hospitalized for a serious illness that had to be kept confidential, "her teenage daughter ran away from home," "her ex-husband stopped paying alimony and child support," "her car was totaled in an accident" and "the new job she got only lasted for several months." All lies and manipulation. She paid most of the monthly rent but never all, and the cumulative amount in arrears kept growing. She ended up vacating (in the middle of the night) 22 months later, leaving some unpaid bills and damages totaling $10,000 and I'm sure she moved on to her next mark. She was a grifter and con artist and an honest property manager would have smelled a rat. I'm a good honest person and assumed I could sniff out a serial psychopath and cheat. I couldn't. Thieves know how to manipulate you.

    How do you deal with a single tenant who has just moved in and then one or more individuals (who you've never met or know) move in and start causing you problems?

      That is a great question to ask! At Kasteel Property Management, as soon as we are aware of this situation, the tenant is delivered a 3-day "comply or vacate" notice. Then we follow-up to make sure they have complied. If not, we turn it over to our attorney for an eviction. In most cases tenants comply when they receive the notice or if the attorney needs to call. The terms of the lease expressly say no one is allowed to move-in unless they go through our screening process and are approved, provided that they are not breaking zoning laws regarding the number of single, unrelated individuals living in the home.     Hello Jeff, and Thank You for the Top 7 Red Flags to Watch for, etc. One more thing, that's more Directly Focused on Finances & Employment. Decades ago while living in California, one of our neighbors acquired a new house, but he decided to rent out his previous home, instead of selling it. He was so Anxious and Happy about the move, that he became Blind-Sided about the reality, and in so doing, he never bothered to verify the employment of ANY of the five UNrelated people moving in, and also so Foolishly Impressed with the fact that the renters had no problem paying out nearly $3,000 cash, to cover a deposit and First and Last months rent! Little did he realize, that they had plans of setting up a Drug Lab in the house...with that in mind, they could have probably paid an Entire Year's worth of rent. Longer Story shorter: The thugs who rented that house were so paranoid about their illicit behavior, that they Intimidated an elderly lady across the street, and told her never to 'Look their Way' anymore and did a few thousand dollars damage to our vehicle, because my wife & I, out of concern for our then young daughter, were caught glancing in the General Direction of the house they occupied. After about eight to ten months passed, they finally decided to move, leaving more that Twenty-Thousand Dollars ($20,000) in repairs, to the owners. This was totally avoidable, if only the owner didn't become so 'Google-Eyed', when the creeps whipped out a huge wad of cash, before his eyes. Always verify employment, and even Drive By the so-called place they CLAIM to work at! Greetings from Northern Kentucky USA, Y'All.

    My renter had her nephew move in with dogs. My management company at the end told me she was never home so he couldn’t see the total mess, poop destruction. Never changed the filter for a year and a half. Should have sewed the management company not her which was impossible. Sold the house.

      That sounds like a copout on the management company. They were happy to collect their fee but didn't perform? I've always managed my own properties myself and I do go by with advanced notice to change the air filters and I maintain the lawn so I can see things that need to be addressed. The biggest recommendation I have is to use a screening service like TransUnion Smart Move. Make the renter pay the $43 fee.

      I don't know what the rules are in your state, but we are only required to give notice before an inspection. Then when we go to do the inspection, we are allowed by law to unlock the door and go in and inspect whether they are home or not.

    I would want to meet in person for sure for 2 reasons. 1 to see what they drive and what condition it's in including the inside it's a MAJOR tell. 2 to physically walk through and video the walkthrough to document condition and set expectations.

    You forget variables and therefore miss ones who would be incredible tenants who pay on time every month and cause no trouble. "In a hurry" once because of a new job and after weeks of looking nothing available to fit needs. Now the new job start day is in three days. In a hurry but found one that never would have been first choice. Thankfully this landlord did not see a red flag and deny me. Almost three years now on time rent. You are way off, Mister.

    We rent out outdoor space and you are correct. Our biggest tenant is also our biggest headache. Late, manipulative, and somewhat whiny if there's a change. I wish I'd known these tips ahead of time.

      I am sorry you have to deal with that. It seems like it's always 10% of tenants that create 90% of the work load. Even with the best of screening processes, you can't catch them all! Good luck!

    I must have bad luck with landlords I've been an ideal tenant: Paying rent on time, taking good care of the property, leaving it cleaner and in better condition than I found it. Many landlords have not returned my deposit. They know that I have to go to small claims. I can win the case but I can't collect. Landlords know this. Landlords reading this maybe don't believe this. It's true. Plenty of bad landlords out there.

      You're absolutely correct...while waiting for a house to become available, we leased a very nice house, in an older, but well-maintained neighborhood. The landlord turned out to be more of a 'Slum Lord', as he lied about some crucial repairs that needed to be done, but he refused to do them. He basically strung us along, and raised the rent by $150, every six months. In leaving at the end of the lease, it 'Took an act of God', before we received our deposit in full! As leverage, we had previously had serious problems with the gas wall heater, but luckily, a PG&E supervisor was training a newby, in how to make emergency repairs on that type of heater; it was our Saving Grace, as the supervisor was kind enough to do an entire rebuild of that heater! We used that to our advantage when leaving, so the landlord was on a sort of 'Guilt Trip', thus refunding our entire deposit, on the spot! True Story! Greetings from N. Kentucky.

      Collecting against a property owner should not be hard- if you win in court you can place a lien on their property, yes?

      That sounds very frustrating! We won't take on homes older than 1980 for that very reason and owners are required to let us hold a $300 reserve for minor repairs and they are required to work with us in keeping up the major functions and features of the home or we will not continue to work with them. I am glad you were able to recover your deposit!

      @glorgau it's the same house that we live in. Separate garage Separate entrance. Yesterday, we were working on trim for the new windows. Our renters suggested we have some meals together. Our renters are more our close neighbors than just renters. We get invited to their kids' birthday parties and other occasions. I have helped them with their automobile from time to time. They are good enough renters that upon lease renewal, we dropped the rent price. We have this type of relationship with over half of our renters. We are still in somewhat regular contact with a number of our former renters as well.

      That's great! People who enjoy being a landlord often do because they enjoy connecting with others and helping others out. Not everyone is interested in maximizing their investment as much as they are in maintaining relationships. However for those who need to maximize their investment, a third party helps to keep it strictly a business contract so it doesn't feel personal when they need to raise the rent to market value or hold people strictly accountable to the contract.

      Had someone do this with us, wanting to pay for several months in advance. Based on his somewhat aggressive attitude, his puffed out chest because he thought he was impressing us with his money, non-traditional job, and supposed lack of credit, we passed.

      We always talk to them over the phone and through text. It's amazing what people will tell you that automatically screens them out. In my 18 years of experience, I have found that credit, background check, employment verification, and telephone calls to previous landlord tell a lot bigger story and paint a clearer picture than what you can tell by just meeting someone.

    You people are crooks and do nothing but rip people off. I have been with the same property management company for 5.5 years now and have lived in 2 different houses. We have never been late with the rent in fact we pay it early every month. The first house we lived in we spent nearly $5000 making repairs and improvements inside and out. Fixing a few things on the property outside that the city said was in violation. We never called or bothered the management company we just took care of it. When we had to move due to owner wanting to sell the property we stayed with the same company. We hired a cleaning company to come in and clean the house made sure the outside was in good condition before moving out. We were told that the house was not clean enough and had to be cleaned again. And several other minor normal wear and tear items needed taken care of. We only got back a $137.00 of our $1200.00 deposit. Now in this current house we have been in for over 2 years they have raised our rent each year and charged us additional deposit each year. So I don't want to hear about your crap or why you have to rip off your tenants every year. We are going to purchase a home before our lease expires this year and are going to sue the property company. I hope you go out of business and become homeless

    Never let a tenant pay the entire yearly rent up front because then if they are destroying the property you will have a hard time evicting them

      Hey! Unless you actually had that experience, I don't think you're thinking straight. I paid 8 months in advance. When the 8 months were up, I paid 4 months in advance. The managers like me, I don't bother anyone, and I get along with my neighbors; and as a special bonus I am not destroying the property. Why should I? Besides. If a tenant did pay a year in advance, then destroy the property, you can evict him/her, and refund their unused rent minus the cost of damages, or just keep the entire overpayment if the damage is extensive. Someone paying in advance doesn't sound to me like someone who would vandalize the property. One obvious advantage is that you never have to worry about the tenant being late with the rent or missing a payment, and the advance of cash in your bank account you could use towards your operating costs, and maybe pay off a loan early saving interest that you have to pay.

    I'm a property manager and meeting in person is very important. Only once they are approved with preliminary checks. You will only find out if they are a bully or a disrespectful person which is important to me because those the ones you will have problems with. People can't hide who they are for long and if you read people you will see it with their actions more than anything.

    If you don't meet someone in person, how do you know it isn't fraud? It isn't a red flag to want to meet in person. Maybe they want to meet the landlord to see what kind of person you are? I would never rent a place without meeting a landlord. Sometimes because the rental market is tight someone might need to move right away if they have been given 60 days notice but have had a hard time finding a place due to a shortage of apartments. A couple of these aren't red flags.

      Going forward I will meet after preliminary screening and seeing a photo ID with a name on it. Rental sites can put online dozens of photos of the inside and outside of a property. It’s a waste of time to show a unit to random strangers who may not be qualified at all or worse.

      @@andread8251 I use TransUnion Smart Move to screen my tenants. Once approved, I meet the tenant in person to sign the lease, copy their ID and accept their deposit and first month. Have never had a problem doing it this way. All of my tenants have an 750 - 800 credit score. And they all pay on time each time.

      Don't pay money to anyone that doesn't have the ability to let you in the rental. Then also go to the company website to verify the correct contact information. If it is different than the one in the add, speak to the office staff directly to verify you are dealing with the property management company and not a fraudster.

    What about red flags about landlords? I once had a landlord who wanted me to pay my rent in cash. So glad I didn't because when I qualified to buy a house, the bank wanted to see my rent payments in my checking statements. Rents and inflation are astronomical. Some people who are responsible with good credit do need to split the deposit over time. That's why they have good credit. They pay their bills on time but may not have a lot of savings. America is becoming a dystopia.

    I had some income property for years and what worked for me is I would walk the people out and see how the inside of their car looked if the inside of their car is trashed my house would be trashed. I never rented to those people.
