    I lived across the street in the 60s. Good location transportation wise. Not far from grocery shopping. Cable cars can be noisy but you get used to them. Don't like the location of the living room. For that much money I want a view.

      @sofia7374 - agreed...great location if someone likes the northern part of the city, and they did a very nice job on the renovation. I guess being right on a bus, muni, or cable car line depends on the person and also what they're lifestyle is like, i.e., if they're up early or late. I lived on a cable car line on California St. for a few years and it didn't really bother me except for early Sunday mornings 😆

      @SlySoSavage - I totally agree! I used to live in a condo in San Francisco where we had an attic - not as finished as this one - and I turned it into a painting studio. Since this space is finished, it can legitimately be used for so many things!

      Not sure about Satanic, but checkered floors date back to Ancient Greece where they were used in palaces and temples. More recently, they were popular in opulent spaces during the Renaissance and Victorian eras, including in Versailles, and the Palace of Venaria, to which one could argue that the Illuminati was involved! 👍

I think reversing the living room and bedrooms as you suggested is a great idea; that's just how the property was staged.

If reserves are good, that's a big deal and don't feel so bad paying $685 because everything about the house is good and will be easy to sell. If the hired property management is good then $685 per month is fine. If self managed IMO proper HOA would be $530.

      Hi @mich00000 - thanks for asking. This was not a BMR unit, although I could understand if you thought it might be. The seller was a trustee (he inherited the property; never lived in it), and he had it on the market at a much higher price for about 3 months. When he contacted me, he had no showings, offers, or even calls on the property. I walked him through the comps (prices for SOMA condos are currently down - in some cases down to 2004 levels). Ultimately, he just wanted to sell ASAP. I gave him two pricing options - one that would have been higher, but not guaranteed to sell right away, the second was $529K, which I told him, would likely be a quick sale. We ended up with a full price offer in less than a week.

    Wow SF sucks. The American Dream is obviously dead. If that is 1.4M, there is no way im buying a house my lifetime and i have a decent career. So i thought.

      Hi @witsendcottage595 - thanks for your question. The HOA fees this condo are $675/month. That includes common areas, insurance, exterior maintenance, grounds maintenance, management, roof, trash, and water...so quite a bit compared to many properties. This condo sold for $965,000 (3% below the list price), so based on that valuation, the annual property tax would be $1,1364.75 (1.17769382% San Francisco property tax rate for fiscal year 2023-24).     I know it’s a bit dated, but I really love it! The stairs that take you to the back bedrooms, the pretty big bathrooms and the huge main bedroom, and all the decks are so cool! The only thing that feels weird is the staircase being right at the front door? But, what cool views and space! Thanks for showing! 😀

      @sofia7374 - thanks so much for commenting! You're right about the staircase - I found out that the original owner put that door in to get furniture into the property. Not sure if it's clear from the video, but there is another door that leads into the unit on the opposite side of the wall, but it was a hard angle from the stairway to get big pieces of furniture into the condo, so they put another one next to the stairs 😊.

    That has to be the only live/work loft building in the Haight! I’m not typically a fan of loft residences, but the previous owner was smart by adding that second closed off bedroom. Love the lighting and stairs too!

      @sofia7374 - Yes, as far as I know, it's the only one in the Haight. And you're right, I think the previous owner added a lot of value by enclosing the downstairs to make a bedroom -- and didn't sacrifice much space to do so. Thanks for commenting!
