    When you say if you have debt pay that off first then invest, what would you do if you owe money on a car? And you have 3yrs left to pay it off

    • @NicoForaFinance
      @NicoForaFinance หลายเดือนก่อน

      So, I didn't specify it in the video, but the debts you have to pay off as soon as you can are debts like credit cards and student loans, because they usually have a higher interest rate than what you'd get from investing. In the case of a car, there are more variables to consider. Can you actually pay it off sooner than planned? There are often fees that prevent you from doing so. Secondly, is the interest rate higher or lower than what you'd get from your investments? Example: if you have a 4% interest rate on the car and your return on investment is 10% (S&P500 average), it is better to invest in the stock market. But if it is of 14% it is better to pay off the car. I hope this helps!!

    The easyest way to spend less are the following: (they build on each other) - Go to shop regualry when you buy the neccesary things, and dont do "big shopping in one go". - Its convenient to go ones or twice a month to buy everything for a month or two. (like toilet papers, oil, sugar, flour, canned food, etc). But if you do small shoppings, and always buy necessary things you will buy less, and throw out less later. Try to buy as few things as possible ahead with moderated amount. You dont need 20 kg of sugar because its non-perishable keep in the pantry, when you use only 1 kg/month. Buy 1 kg, and only place 3/4 in the container, and 1/4 in placed back in the pantry. When you out of sugar from the conatiner then fill it from the pantry, and buy 1 kg, and fill the rest (or keep at least 1/4 what will be placed back to pantry). This way you never have cases with fully out of stuff, and will know you need to replace. It can be the same with salt, vinegar, toilet paper, soap, or any non-perishable products. - Go shopping on foot/public transport. If you shopping with a car, you will have a tendency of buying more and more. But if you have to transport the products via your hands, you will think twice before buying more than needed. - Use only small shopping basket. If there is only shopping carts, or big baskets avaiable, then use your own basket/bag what will be used to transport the products home. This way you will feel the weight of the bag what will be needed to bring home too. So if you feel its getting heavy you may be finish shopping faster, or take back the impulse bought product to lover the weight of the bag. - Prevent impulse shopping. Its hard to say no to something you want to buy when see it, and there are cases when its worth the price, and hussle to buy something. But if you want to prevent impulse shopping not needed things try the following things: - ask yourself is it really needed. (you don't have to deprive yourself of everything but you need to know if that thing will be really necessary, or just give you some dopamine for the time until you go home) If you can give 2 good reason why its needed (and its not "because its pretty") you should buy it. If only 1 then should reconsider. If none let it go. - dont look the prices as they, but try to convert it to a more daly lifie thing. Like work hours. Ask yourself how many hours/days/months are have to work to get the amount for the product. - Use calculator. You have a smart phone in your pocket or hands. When you pick something from the shelves, and place it in your basket/bag then count the price on the go. You will see in real time, how much you will spend, and wont get surprised when going to check out. Just dont forget to add the extra costs like packaging price. This way you will see if something is wrongly priced and "tricked you in your choose". - Use shopping list: if you know what you need you will not going aimlesly in the shop, and did not get disturbed by discounts becasue you are focusing on the list. You can write the prices of the bought product to check if there is a wrongly priced item what tricked you in your choose. - Use cash, not card. If you have your budget in cash you will fell the spending more than using it from a card. *Ultimate level: - Catalog your spendings and throwen out products. It feels time consuming, but if you do it regularly and in a proper way than you can analyze the faults on your shopping. Like you throw out products before consuming all. e.g: you throw out 3 eggs from the 10 evey 2 weeks. You can check if the smaller package is saving you money or not. Maybe a 2 boxes of 6 pack save you money on the long term. There are several apps for this case, but you can use excel or google table too. A good sheet of data can be analyzed various ways. Just dont let it grown to big, purge it some times (or at least remove it from the internet to an external drive)

    I dont understand so little people watch your videos are amazing the microsoft thing is a complete game changer, i really have trust in it. After a half a year of investing my philosophy is so far: invest in good bussiness when there is a discount and sell after a year or more when it comes back(in my country there is no tax from stocks after a year). For sure your method is really really good but have you think of more of a short term potential of stock investing for example there is tesla that is very volatile and longterm doesnt seem to be that attractive so far. What is your opinion? I would appreciate it very much.

    • @NicoForaFinance
      @NicoForaFinance 6 หลายเดือนก่อน

      Wow! Thanks a lot!! It really makes me happy to read your comment! I will continue doing my best to provide good videos 😁 Regarding short-term investments, I have to say that it is not my speciality and surely not an expert. Even though, especially in the past, I also did some short-term investments (1-2 years) so I will try to share my vision from this experience. If I were to look for a short-term investment, I would not focus as much as I do for long-term investments on the financials. Surely, it is important, but the results I look for the long term are not going to be visible in one year. What I would look much more is the current macro-economical situation, as well as the industry trend and situation. I take a well known example: Nvidia. Nvidia is a great company that has grown enormously over the last years. I would not buy it for long-term because it is definitely overpriced at the moment. But if I look at the short-term, it is different. Because it will probably grow more. But to be sure of that, I would carefully study the market trends, the new product releases of Nvidia and competitors as well as the analysts expectations. Doing this type of analysis you should get a rather good analysis for the short-term. But, with short-term you can never be 100% sure if it will go in the direction expected. This is the reason why I do not really focus on short-term. This said, talking about Tesla I agree that it is not attractive in the long-term. Because of that, I do not follow it that much. I think that it is a very volatile stock and for sure there must be ways to make a good profit in the short-term with it, but I am not that confident on the company. Looking at the numbers, the pricing of their cars which decreases and how other brands are little by little taking space in the market. These aspects don't make me feel really cinfident on the company. However, following the approach I said before would potentially show opportunities on this company. I hope this answer helps you!! Thanks again for the comment 😁

    HERE Is the plan that ChatGPT gave me: Absolutely, here's a 30-day program tailored to help you save an additional 1700 CHF this month: Day 1-5: Expense Evaluation and Budgeting Day 1: Review your expenses from the previous month and identify areas where you can cut back. Day 2: Analyze your budget and categorize expenses into essential and non-essential categories. Day 3: Set a specific savings target for the month, aiming to save an extra 1700 CHF. Day 4: Create a detailed budget for the month, allocating funds towards savings and reducing spending in non-essential categories. Day 5: Plan your meals for the week and create a grocery shopping list to minimize unnecessary spending on food. Day 6-15: Expense Reduction and Income Generation 6. It would have been useful if you shared what ChatGPT recommended and her financial plan for you, without going into much detail of your personal situation if you didn’t want to put that into the internet.

      You're right, I could have made it more explicit! Here is the plan that ChatGPT made me: Absolutely, here's a 30-day program tailored to help you save an additional 1700 CHF this month: Day 1-5: Expense Evaluation and Budgeting Day 1: Review your expenses from the previous month and identify areas where you can cut back. Day 2: Analyze your budget and categorize expenses into essential and non-essential categories. Day 3: Set a specific savings target for the month, aiming to save an extra 1700 CHF. buying a house for yourself to live in is a liability . Many people commenting here that buying a house for themselves is a great investment are just working class people, they will take a huge loan after they get a job because they think they will live for free in that house, look rich and after 30 years they will sell house and become multi millionaires lol

    You expensive seem very high. There are studies that show people are adjustable, if you have a mortgage people will reduce their expenses accordingly. Also if the bank gives them a loan all those safety margins are considered.

    If rent is as expensive as mortgage why would you rent?

    • @NicoForaFinance
      @NicoForaFinance 8 หลายเดือนก่อน

      Well, if you consider only the mortgage payment you are missing on a lot of other costs and so it could be risky. But, if you have correctly analysed all the costs and it is the same as renting, well it is better to buy.

  • @GettingMyLifeTogether2024
    @GettingMyLifeTogether2024 8 หลายเดือนก่อน

    For me buying a house was a pretty easy decision, for a number of reasons: - It is cheaper then renting for me, at least for something similar. (with dutch tax benefits into account). - Leverage on an appreciating asset. - I build up my wealth. - No landlord. I've heard my fair share of horror stories. - The mortgage payment doesn't increase with inflation, so I do expect to be paying less in real terms in the future.

    • @NicoForaFinance
      @NicoForaFinance 8 หลายเดือนก่อน

      Great! It is true that all of the buy vs rent discussion changes a LOT according to the country in which you are living. It really makes a huge difference. As well as having a fixed mortgage rate as you have also saves a lot of money over the time.
