Sir, Interesting that this is roughly in line with US agricultural land prices. I'll give our 2024 US purchase (by whole family) information for comparison: * PI: 14ha at 60 P/m^2. * US: 48.5ha at 71 P/m^2. The US ground we bought is in Missouri state (middle of US), 78% flat loamy 'bottom' (next to old well-bedded stream; no irrigation but moist). Key issue on agricultural land price is how much money it yields. The US ground rents for about 0.9M pesos per year (after all land tax, income tax, insurance, & fees) for a return (ROI) of about 2.8% yearly....but perhaps you could say what the rented income would be on the 14ha in Bohol PI. This US ground is probably a bit more cropable (soy, corn usually) than the PI-Bohol parcel, and 9km from town with grain elevator & railway.....but these two PI and US parcels are fairly close on price-per-area.

About $70K USD for about 1.2ac. Masakit!
