    Have you guys encountered issues with insurance? My PII has increased significantly over the past few years and basement conversion / alterations are now excluded.

      Yes, the insurance market is pushing people to use non-qualified people with no insurances to undertake the work; and real lack of education on this for the average consumer to know the difference. Some insurers are starting to understand this so are offering cover now.

    You should also do a video for pros and cons of an architect vs an architectural technologist. Also there is no chartered institute of technicians. Unless you're equating technicians with a technologist. In which case you will be politely corrected.

    Useful and to the point thanks. Looking at doing a loft conversion / renovation and must admit we were a bit naive to the cost involved initially. Some 'informational' websites quote £20-30k for simple loft conversions and extensions. Having got some way down the line with this clearly that is unachievable in 2023/24. We have been quoted less per sq m by builders than your 2500, but not by a huge amount. Probably going to crack on with some of the work we can do ourselves (like knocking down non-load bearing walls). There is going to be an awful lot of neglected aging housing stock in the UK if construction costs keep spiralling. The area we just moved to has a lot of elderly people in homes in need of renovation and when they (sadly) pass away very few younger people are going to be financially solvent enough to take on such a project.

      Hi, yes, it is a concern that in some areas the cost of doing the work will exceed any appreciation; equally disappointing that costs are not honestly discussed as this allows people like yourself to budget at the outset before going some way through the process.

    So basically your saying for a simple shell extension (with basic walls, floor, roof, plumbing and electrics) I would be looking at £2000-£2500 per sqr metre? And that would equate to roughly £40,000 to £50,000 on a 20 sqr metre shell extension. What is the £4,000 per sqr metre for?

      Hi, No she said for shell around £2.5k , thats to plaster finish only! if you want electrics, plumbing, finished floor and 2nd fix could be up to £4k . Im based in the South west of England (Dorset) and i charge £2.2k m2, then other work is on top (i.e Kitchens, bathroom) and any internal construction work to existing building. Hope that clears this up 👍🏻

      ​@@damiendehorn6350 Shell, I believe is foundations, walls and roof and nothing else. 1st fix usually means first lot of traders doing their 1st round of work ( mainly electricians and plumbers running wires and pipes ) after 1st fix is usually plastering and skim. 2nd fix refers to finishing the sockets, lighting, rads, boilers install and any extras etc.

    I found the video informative but I have one Question. Are the costs per square metre you quote referring to the additional internal floor area or the increase in exterior footprint?

      Hi Nick, the costs are typically internal. A lot of this all depends on what other works you are having done so it is tricky to rely on square meter costs alone without developing detailed drawings.

    I once hired an architect. Actually, a whole team of them, and they were more than useless. The only reason a regular person would ever hire an architect is simply because they are legally required to do it. Basically the law is giving architects a free meal, as if humanity hasn't yet learned how to build something without hiring a jackass with a computer and a pencil.

      Hi There, sorry to hear that you have had a bad experience when hiring an architect. Would just clarify there is no legal requirement in this country (UK) to hire an architect for any building work and in fact less than 8% of building work in this country is done with the involvement of an architect. The reality is that a good team of architects are more than a computer and pencil and typically as explained in the video an architect can actually save you a lot of heart ache and money in the long run.

    I have an overhang off the side of the garage at the front of my house, which is a covered area in front of the front door. Would I need planning to enclose this area, by adding two walls, to make a closed in porch. The overhang was there when it was built originally in the 70's

    “Gone are the days that you could build a one storey extension for £30k in London”. Yet, I built a 2 storey wrap around extension on my detached house with a complete new roof over the old and new for £35k a few years ago in the north of U.K. London is very expensive.

    This advise and guide is very important for all who would like to varry out any kind of works at home or development. Formed architects are very professional, friendly, honest and very unique in their approach to clients and contractors..I would highly recommend them to everyone .
