    Hi , Ours is a 40 year CHS located in Dahisar West . We read about a recent judgment of Bombay HC ( Oct 2023 ) confirmed that the existing members of the CHS ( over 30 years ) are eligible for 35% fungible FSI on Built up area + 15% incentive FSI or 10 sqm which ever is higher . Assuming the the old flat has a BUA of 800 sqft , does this mean that the new flat ( for existing member ) will be 800 + 35% ( 280 sqft ) + 15% ( 120 sqft ) = 1200 sqft ??

    Sir, in your example plot area 2000 sft, FSI of 2 so total FSI is 4000 sft. Is it possible to take Fungible FSI of 20% on only 2000 sft so its adds to 2400 sft. Then construct 4 flats of 500 sft (first portion 2000sft) and 4 flats of 600 sft (second portion 2400 sft)?

Kyuke hum itne saal se sab kuch pay kar rahi hu.?       Anyways terrace area shall be considered @50% by any developer in case of redevelopment but society can negioticate it max upto 70%

    My building is on subdivided plot of a bigger plot subdivided in the year 1982-83 in four plots and at present four different building are standing on the same. Internal road is 7 MTR and dead end . Outer road to old plot is around 12 MTR. Gate of the my building is just 45-50 ft from main road. Please guide me what FSI my building can get in redevelopment...

      Sir shall need to understand the zone and survey plan before commenting on fsi since fsi depends on many factors apart from road width.

    Hello sir, mera vasai east me totle land 55900sq ft me se 6000sq ft mere naam pe he actually 7/12 tlr nhi hua he to maine combin me land development me diya 2017 me. Building no 1 me totle 3742sq mt ka fsi mila tha. Tab government fsi 0.85 se joda gaya tha. tab mujhe bulder ne 50-50 ke agreement ke hisab se mujhe 3000 sq ft carpet area diya he. Ab tak building ka oc aaya nhi he aur mere land partner ne building no-2 ke liye apply kiya he. Hamare land ke front me 60ft ka d.p road he. ab ka fsi vasai me 1.10 diya gaya he. Uss hisab se mera 6000 sq feet ka mujhe kitna carpet area milna chahiye sir. Building no 1 ground+7 he aur buildin no 2 ground+13 ka planning kar rhe he. Kya mera fsi woh building no 2 me use kar rhe he. Yah mujhe kaise pata chalega. Ab wah mujse undertaking mang rhe he ki mujhe mera hiisse ka pura hisab mil Gaya . Aur humare purane architect se resignation latter mang rhe he. Mujhe hisme kya karna chahiye. Plz reply sir..
