That will crash the housing market

Despite 1.2 million housing units are in the pipeline, only a small fraction will be built. Other than high interest rate, various taxes including development charges makes up to almost one third of the costs. But the overwhelming reason has to be investors exiting the market. In recent years, upwards of 75% of pre construction condo units are bought by mom and pop investors. The government has put one road block after another to discourage investors…foreign buyers tax, vacant home tax, HST, 15% increase in property tax in Toronto, incompetent Landlord Tenant Board that places many landlords at the mercy of delinquent tenants etc. For years, investors were willing to trade off negative monthly cash flow in favour of getting their profits when they sell. This is no longer financially viable as house prices barely moved in the past 5 years. Without investors, it would not be feasible for developers to bring new condo buildings to the market.

Canada needs more non-market affordable housing for the masses to balance out the insane market conditions across the country but especially in both Toronto and Vancouver...

Why not build a condo tower instead? Great location to live if you work in banking. Bring more life to the financial core especially after 5pm and wknd

They should have gone with the taller one first then see about markets for the shorter one. Just my thoughts. Not sure how or if that was or would have been an option before the concern over markets. Surely that was thought of when these were first in the works but. Here we are. lol backwards planning yet again. Im Sure there’s some logic to building the smaller one. but most won’t or can’t see it. The bigger one has the better design to it. But both have amazing details and cladding. So. I guess we’ll see will look strange if just one is ever built. Hope they know what they are doing. There’s always a demand for places to live. But prices are becoming g u realistic to live I. A lot of the new constructed places. Why they can’t build these and just sit on the spaces till something comes. I mean I do t get the need for a return a.s.a.p. Guess I do t understand derstand how it fully works to make such things. But I’m not alone. Most don’t get the mess around for any building. Especially once in the works. how and why are all factors of such projects not all clear before even digging into the ground is beyond me.

These towers are going to be stunningly beautiful. Can’t wait for Toronto to h e these rise. East towers comming along nicely. (the smaller one). Hope phase 2 goes without any glitches or holdups. Might be a wile still before they start the west tower no?

question is whether tower 2 will even get built... condo presales are so low right now that they may not get sell the % they need to secure financing.
