Good. I hope it will continue to drop till inflation is under control and wages actually start to match home prices again. My generation has next to no hope at owning a home at current wages and prices.

can you be more specific? will it become harder to live off the grid without a septic system in aspen springs 6 or is this another issue entirely? are they moving to make it harder to live off the grid or is this in relation to the high dollar homes in other areas in Pagosa?

You didn’t point out Pagosa Baking or Choke Cherry Tree…are they still there? I want to live in PS, but I hear the chances of finding a tiny affordable place to live is impossible. I would need to work part time at a store or restaurant, and am unsure of the chances of that currently in 2023.

I lived in Pagosa Springs years ago! It is one of the most beautiful places you would want to live in. If you love the out of doors, you will love Pagosa. I had to houses built in Blue Mountain Ranches, the scenery in breath taking. Recommend it highly. Little Switzerland ❤️

I love Pagosa Springs. It truly is heaven on earth. I going backpacking up to Rainbow Hot Springs, and snow skiing at Wolf Creek every year. I have to agree Boss Hoggs isn’t the best food in town. Rosie’s Pizzeria, Kips, Riff Raff are my favorite place to eat. I was sad the Bear Creek restaurant got burnt down. I come agree Pagosa Springs in the mid 70’s, and visited 2-3 times a year.

The county is throwing the baby out with the bath water. I agree with you to a degree they are comparing apple and oranges when it comes to housing shortage and short term rentals.

I appreciate your advocacy for property rights and liked your gripe on no deliveries too. My brother lives out in Snowmass and a friend out in Denver. I really like what you put together regarding Pagosa Springs (more my speed). When I decide, if finances/job allows me to buy there, I'll give you a call. Thanks again for the realistic info especially how the local builders/building practices are handled. Things are more complicated than they seem & if you don't follow the guidelines it can cost you.

Thanks. Another sentimental journey to the town where I would visit my uncle every year starting in the late 50's. He was the US Forest Service District Ranger at the time. Then in the mid to late 90's I would come, for 10 years straight, to the 4 Corners Folk Festival on Reservoir Hill. Today my wife and I are considering selling out home in Utah and moving here.

Have driven by it and wondered what the owner/builder story was and think it’s too bad they did not finish it. Also wonder what the permit and plans must have looked like. Perhaps someone with deep pockets will finish it. That’s a neat idea for thinking outside the box!

Spent a lot of time in Pagosa last summer... posted videos on my page. Great town. I'd live there in a minute. Going back this June.
