What is seal coating for?
Asphalt seal coating is a protective measure applied to asphalt, such as driveways, parking lots, and roads, to prolong their lifespan and improve their appearance.
Purpose of Asphalt Seal Coating
1. Protection from Environmental Damage:
• Oxidation: UV rays from the sun can cause asphalt to become brittle and crack over time. Seal coating provides a protective barrier that slows down this oxidation process.
• Water Penetration: Water can seep into the asphalt, leading to cracks and potholes due to freeze-thaw cycles. Seal coating helps to seal the surface, preventing water infiltration and subsequent damage.
2. Protection from Chemical Spills:
• Oil and Gasoline: Vehicles can leak oil, gasoline, and other chemicals that can break down the asphalt binder. Seal coating resists these chemicals, preventing them from penetrating and degrading the asphalt.
3. Enhanced Appearance:
• Seal coating restores the deep, black appearance of new asphalt, giving it a fresh and clean look. This not only improves the visual appeal but can also increase property value.

Process of Seal Coating
1. Cleaning: The asphalt surface is thoroughly cleaned to remove dirt, debris, and any chemical residues. This ensures proper adhesion of the seal coat.
2. Repairing: Any cracks or potholes are repaired before applying the seal coat. This might involve filling cracks with crack filler and patching potholes.
3. Applying the Seal Coat: The sealant is applied using brushes, squeegees, or spray equipment. This can be done in one or more coats, depending on the condition of the asphalt and the desired level of protection.
4. Drying and Curing: The seal coat needs time to dry and cure. This can take several hours to a couple of days, depending on weather conditions. During this time, the surface should be kept free of traffic.
