Solid video! I bought a home around that time and asked the question of interest rates, and my lender went over the same details on how it works.
You forgot to mention that if the Manufacture House is set on a concrete foundation it becomes a Regular House and the price of the house and property goes up ⬆️ on your favor, for a better refinancing.

If you cleared out your debt (that you struggled to pay off) onto your mortgage, now you basically consolidated all your debt into a larger loan that lasts 30 years… you didn’t fix the problem… holy shit this guy is an idiot.
This… is literally…. The dumbest video… I have ever watched. I own 4 homes and I’ve purchased 6 homes in my lifetime… this is the stupidest mental gymnastics I’ve ever witnessed. For the love of god don’t do this. You didn’t solve the problem of the credit card debt. Why do you have debt? Great you cleared the debt… but have you fixed the problem that caused the credit card debt? Will you go back into credit card debt? Probably… and now you are fucked cause your mortgage is insane.
Use that equity to buy that 40k car and then pay that car off for 30 years.😂😂😂😂

If that fictional character that accrued all that credit card debt magically develops a common sense and never builds credit card debt again, this may work. The reality is they got in to debt as you said, living the life. OR they dont make enough and are using credit cards to offeset living expenses. Dint buy in to this crap, if you really want another home throw your extra money in to bonds or a high yield account. When interest comes down place your existing house up for rent and buy the new one with the money you saved. And alway create a trust and out the houses in it. Its not expensive to do its just annoying paperwork.

I am 74 now and lived in Holbrook as a kid for 5 years. This was from about 1957 to 1963. Great place to live as kid. Got my fist job as a kid working for an old guy named Lloyd C. Henning at his office pretty much right on the tracks close to the bucket of blooe saloon. Paid me a silver dollar everyday. My dad was good friends with Coonie Jeffers and LLoyd. Went to school with Mike Koury , John Hennly, Amy Padilla. Amazing geology. Fished in the little Colorado River had a great time exploring the hills around Holbrook. Iooking to move back to Arizona in the near future. Used to swim at Howdy Hanks .

I don't know. There's so much conflicting information - from the people selling the homes and loans, the no-brainer is to buy a house. From the people who are trying to generate cash-flow from their properties, the no-brainer is to rent. It all feels a little self-serving. I feel as though a lot of people are over-leveraging themselves with mortgages and home costs. I mean, in this video alone you mentioned minimizing your down payment, getting down payment assistance loans and helping people "buying a home for as little money out-of-pocket as possible" which doesn't sound like a good thing. Besides, the whole video is based on the assumption that home prices will continue to rise when the economy is as uncertain as ever. People _can_ get in at the wrong time. Don't get me wrong, I make good money and can afford to buy a home but I continue to rent because I don't want so much of my wealth tied up in one leveraged asset, but also because owning a home is such a long-term commitment. In buying a home, you're making a quite novel long-term bet on the value of that asset. It is often chalked up to "home prices only go up," but that may not always be the case. The real estate market in the United States, Canada, Australia, and other western countries is so non-sensical and I don't think it's _that_ far fetched to think something is going to buckle within the next decade or two.
