    I swear that the red brick house you showed while highlighting New Territory @ the 14:00 minute mark is my old home or is exactly the same model. I lived in New Territory from 1994-2005 and really enjoyed it. Life is really "sweeter" in Sugar Land as those who live there like to say.

    I’m not to familiar with the concept of HOA’s. Are they really necessary? What do they really do? Can you take them to court?Why is there a fee when selling the house?

      Good questions. An HOA (homeowners association) helps protect your property value by maintaining the rules and the bylaws for a community. For example, an HOA’s helps prevent someone from parking a busted old car in the yard or turning a house into a mechanics shop. They also maintain community areas like pools, tennis courts, common areas and more. They are very helpful in Houston as we don’t have any zoning laws, although you often get HOA board members with ego trips. :/ Most neighborhood fees in Houston range from $500-1200 annually but the larger master planned communities will often have additional fees when you buy or sell in the neighborhood (capitalization fees, community enhancement fees or foundation fees). The foundation fees can range from 1/4 of 1% to 1/2 of 1% of the sales price of your home. You can take them to court but the fees are already set by the neighborhood when you purchase and you agree to abide by the rules and bylaws when you buy a home there. There are other areas around Houston that are not in an HOA but it’s very common to be in one, especially in the suburbs.

      I know it isn't the most fancy neighborhood but I didn't want to just put in the most expensive neighborhoods in Katy. I wanted to have a few that were zoned to good schools and that first time home buyers can afford. I could have put in Tamarron or Sunterra or another affordable neighborhood but I'll be adding those to future videos. I do appreciate the feedback!@@luxyvip

    Kelliwood edges out Nottingham Country to me. And I definitely would have mentioned Pin Oak Village and Firethorn are zoned to Woodcreek Junior High which is highly desired. Cinco Ranch did not start developing until the early to mid 1990s off Mason Rd, there were no homes built in the 80s.

      Thanks for the feedback! Good point about Woodcreek JH and yes, my mistake on the homes in Cinco Ranch. They actually started selling homes in Cinco Ranch Greenway in 1990, I mistakenly thought it was 1988 or 1989.

      Elyson is a great neighborhood! They have some great builders and I like many of the floorplans. I have clients in the neighborhood and they really like it there. The taxes are rather high, so just be sure to factor that into your monthly budget.

    Pretty good summary. A couple of corrections. I’ve lived here close to 30 years. 1) It is the Headquarters for SYSCO (the food service company) , not CISCO (the computer company). 2) It is NOT a good commute to downtown, the Galleria and especially the Medical Center.

      All of the people that were born and raised here are slowly being priced out of their own city because of the people moving in (mostly from California). Traffic is also getting worse. I'm surprised you never mentioned the northern part of Sugar Land that's close to the border with Houston. I live in that area in one of the older neighborhoods just a five minute drive from the old Imperial Sugar factory.

      Thanks for the comment. I definitely need to cover the northern neighborhoods in Sugar Land in a future video. Also, prices have increased dramatically in Sugar Land since the crash in 2008, and actually across the US. The average sales price for a single family home in Sugar Land in 2008 was $228,000. Here in February, 2024, it’s $488,000.

      I like Sunterra. They have a ton of inventory currently so they are dropping prices and offering more incentives. The tax rate is high, around 3.5%, so just be aware of that when budgeting.

    I just moved to silver ranch. When I tell people I live in silver ranch, they say “oh, you live in Cinco Ranch.” When I say no. They say everyone considers silver ranch as apart of cinco ranch area. That means aka, no one cares about y’all. I guess that isn’t a bad thing lol.
