Do you change the message with later calls and when do you send the first message? Thank you,
We set RVM up with 2 voicemails. The first one is the initial message that goes out to the sellers, and the 2nd voicemail is the one sellers hear when they call back (we route the calls to voicemail through callrail, screen the voicemails, and call them back). We pull all of the leads we made offers on about every 30 days and do RVM. So it's a monthly task. As far as changing the message, we use the same message each time we send.

EM doesn't goes to the seller until closing. It sits in escrow with the title company, whether it's $1 or $1000.

At the bottom of the assignment, you have the name and amount then the assignor and assignee. Who's name goes in the space that sat name? Thank you,
In the name place, add your name/company (whoever is the one assigning the contract) and the amount of the assignment fee to the right of that.
If the buyer walks he loses his deposit but doesn't the assignment say the buyer owes the entire fee?
Our assignment writes in a nonrefundable EM that they lose if they walk. They do not lose the entire fee. Everyone does it a little different but that's our process.
You put up $1 of earnest money How do you get that $1 to the seller?
The title company would hold any earnest money ($1 or otherwise) in escrow until closing in which case they are the ones that send all proceeds to the seller at closing.
Do you put the property under contract if the seller won't put their vacant property on lock box?
Yes we do. We just have to have them meet each time and typically after a few times they decide it's too much and adds a lockbox. Only so many "missed contractor appointments" a person is willing to take and we explain this is why we add a lockbox. It's more about overcoming the objection. But we do still put those under contract.

Yes, houses are sold on Craigslist. Exercise caution, verify listings and sellers, and prioritize safety.
Not for nothing but Detroit houses do belong on Craigslist.
Detroit houses totally find their way onto Craigslist all the time. It's like the go-to spot for checking out options.
Youre talking out of your ass, craigslist is still very popular and the main one; facebook marketplace is avoided ny a lot of people because of scams and the only people that do use facebook markerplace either are boomers or wannabe "entrepreneurs"

How do you get the pictures from your boots on the ground? Do you have them just text the pictures to you?
We have them save the photos in google drive and email us the link. Or emailing the photos as attachments works too. Then our team will save/upload to our drive.
