Generally the mortgage must end when the mortgage holder is between 75 and 80 years old. Exemple: if you are 60 years old, the maximum mortgage term could be reduced to 15-20 years

in Italy each property has a value on which the tax is calculated for a sale by private individuals or if the sale is made by a company there is VAT (10% or 22% depending on the category of the property). Then depending on whether you buy as a "first home" or not the taxation can change, the calculation can vary a lot from house to house

As only a casual observer, it seems that prices have still not recovered from the financial crisis.
Putting 50% for a 30 year loan scares me a bit. Are there never circumstances where the bank approves a loan for more? 35% of my monthly income is triple what I would have to pay monthly.

In our case, the cadastral value of the object we want to buy was determined in 1995 and today it exceeds the market value by 45% (cadastral value higher than market value). Thank you.
No, the cadastral value is decided by the state, in recent years there has been a discussion to update the values but it has not yet been approved

So a real estate agents takes 6-8% in total? Why? In most countries, this is just 3-4% covered by the party selling the house. Sounds pretty scammy

Hello! I am sorry you are disappointed, usually we do a first consultancy to help out the client and to understand if our assistance through the whole process can be useful. The assistance for the process it’s a normal agency fee (between 2% and 4% depending on the property)

The most corrupt aspect of Italian real estate for foreign buyers is that of the Geometra. You should assume that 95% of Geometra’ are 100% corrupt, dishonest and fraudulent. That might be a wild exaggeration and it’s only 94%! They treat foreign buyers merely as financial prey, to be feasted upon until they sell up. Until Italy resolves that professional bottleneck it will remain impossible for Italy to attract the kind of people it needs to repopulate the country. So many professional people - employees and business owners simply give up due to the Geometra. One of Italys leading real estate agents told me a matter of months ago, the geometra was the no 1 reason for a real falling through. Italy is no more or less bureaucratic than any other country. There’s a process, which is clearly documented. The problem again comes back to the geometra who plays the card of bureaucracy and “wants to help you” which invariably means telling you how complicated everything is. Italy is not complicated. It’s simply process driven. Also remember many older, rural houses might have multiple generations of ownership. 20-30 co-owners isn’t uncommon. Agreeing a price will seldom happen so walk away. Also, the price asked for a ruin in the mountain can easily be 3, 5 even 20 times the real value. It’s the Italian culture of expecting you to spend the next decade of your life negotiating. Again. Walk away.
As in every category there are bad apples, it's all about choosing the right professionals. Where did you have this bad experience?
It is the digital era but you still pay the bollo depending on the amount of pages. When I tell people about Italy no one believes me, it is not a country but a joke pretending to be one.

Under a certain amount (usually 100'000) there is a fixed price but you can always negotiate

Ciao Jacopo. Very good data and comments. You said the Italian market was down 10% in transactions in 2023 and that 2022 was a record year. That's really quite positive actually at this time. For example, in the U.S., the same was down 19% in 2023 from 2022, and down 33% in 2023 from 2021. Canada down 31% at this same time. You also said it looks to be rebounding currently as well. It is not rebounding in the U.S. or Canada. So this is highly resilient indeed. This is due to real wage incomes rising, more employment, and a generally stable Italian housing market. There is not hardly any 'speculation' or house 'flipping' in Italy as there is in many other countries, as you know. This is very positive. I am certain the housing market will remain very stable, comparatively to others, and prices will gradually over time keep increasing higher, in a good way. While there is a lot of financial uncertainty in many places, Italy looks very stable, although again I mean 'comparatively' to others, and so should outperform. It looks about as good a time as any to own real estate in Italy. Those are my thoughts. Grazie e buona giornata!
