Where does this stage chip in from those various steps you mentioned? Do I just contact my lender with the full planning approval? Because ofcourse legals aint going anywhere near you if lenders aint okay with it Id like to believe - kindly advise :)

      That roughly includes legals, sdlt, planning, surveys, finance arrangement costs, etc.

    Hi Tristan, I've just come across your channel and I'm a new sub. Question for you, did you contact Serco to establish the rental income before purchasing the property? If not, what is the process? I'm concerned I'll purchase something but then struggle to rent it out or the number may not stack up. Also, when Serco give you a price to lease, can this move up or down? Are there ways to increase their rental income from them? Thanks

    Thanks for the video. If you have a mixed-use building on a freehold and it's been that way for more than 10 years, with separate addresses and utilities etc, You covered planning, but if you split the title, will building control need to get involved?

      Personally, I haven't sought retrospective building control sign off. If you were buying a building and they did not have the certificates, it might be worth asking for an indemnity policy.

      @@ZebraInvest so if a shop and uppers have separated utilities and separate addresses for many years, is title splitting just done with a solicitor and land registry? Or will building control need to be involved? (and therefore possibly request sound proofing, insulations etc )

    Is it necessary to provide separate mains supplies for individual units for a title split? Or could you not simply submeter each unit? I say this as costs to serve new supplies would be unviable in most cases (highways, timelines, access)

      100%. Sub meters cannot be registered by a utility supplier, so the units cannot be sold off individually with sub meters. It's a pain, I know. If you've already got three phase, you might be able to remove your three phase meter and swap for single phase meters for each flat.. then no need for highways, etc.

      Assuming this is in a normal hall entrance house, unlikely. As they would view that the room could simply be swapped back to a reception room. Thus no value added.

    As a Property Investment Consultant (one who works for a reputable brokerage) you should really reconsider your stance, this is going to be extremely unpopular amongst the public and not something any seasoned broker would wish to put their name to. I said to colleagues months ago that the sh1t was going to hit the fan when I saw these projects. Both poor moral form and career suicide.

    Thank you so much. This is a very clear video to understand..we are in the process of looking to buy a new kitchen. I was looking at Wren but heard horrible reviews, DIY Kitchen has been recommended a lot, by buyers and fitters. Only issue is, no showroom near us but your easy to follow video has made it very easy to build a kitchen to our liking and will atleast give us, a rough estimate. Once I have built the kitchen via the plan, will differently triple check. Thanks again 👍

      Calculate the end value (GDV) take of 20 / 25% for your profit margin, then 10% for costs, then deduct your build costs. That will give you a rough figure so you can quickly analyse.

      It would be from the freeholder, chances are they'll ask for a structural engineer to provide a report (if you intend on moving walls), else you'll want a letter of concent for changing to a 2 bed.

      Ahh, unfortunately I've never used / come across right to buy. Sorry. As for a police station, assuming it's unused, the local council are likely to own the building. You can approach them to which they'd likely place it in auction to ensure they're seen to be achieving the best price for the tax payer.

      It'll depend on the property. Ie some properties built since 2000 and over 3 floors already have fire doors, smoke detectors, etc in place - so would just be the cost of furniture. If it were a victorian terrace, you'd need a smoke detector for each bedroom, living room, hall and landing. Emergency lighting. Fire to each high risk fire area and the right number of bathrooms. It shouldn't be hugely costly - as you're aiming at a reasonable specification that's HMO compliant, rather than a top of the range HMO with say tvs in each bedroom.
