who is expected to be at the table for the closing? start with that.
TheMountainbobcat in our area the parties do not close at the same time… So if you or the buyer you would be expected to be there, most agents attend their closings, and some lenders attend the closing outside of that just the title agent doing the closing.

If a tradesman did some work at a home (built a pool, added a garage, did roofing or plumbing work etc), why wouldn't he take the homeowner to small claims court rather than placing a claim on the title?
Interesting! I agree with all. Except the coral color will not, noway, never in my life paint one of my houses coral! Now the open concept has taken a further step with master baths being wall-less with the master bedroom.
