I think Lansdale is ok, Chris you were part of my sale at Montgomery place in North wales,It's a bit congested.I looked into sellersville a little more rural nicer area overall . Has a bit more going on with Mom and pop shops.Montgomery mall is dead,and 309 is a mess.

Wish i would of seen thid a year ago .. my roof just got messed up from helene . Its right over my entertainment center .. oculus 3 and 2 ps5 ,s witch, gaming laptop. Steering wheel tablets .. my kids are devastated its gonna take me months to make this back .. but lesson learned when crap happens ur own ur own unless u know people
Sorry to hear that. My kids would be devastated too. Not only that but times are only getting harder and more expensive. I would have a hard time digesting the expense to replace those items but my kids would lose their mind without them. Wishing you the best 🙏🏾

Yes, having a co-signer with decent credit will help.
This is false, they have to file for the adverse possession, prove it through many hurdles and a judge must rule on it.

It’s corporations cooking up in the market. They all set the prices in the same range and own most of the homes in the metro and surrounding areas. It’s not good.
I don’t disagree with that when speaking on a national basis, but our market wasn’t as attractive as a lot of other markets where investors came in and bought up tons of homes like Memphis, Austin, Vegas, etc. There is also a possibility that large corporate investors such as those you mention will need to start selling the properties or face significant taxation. I’ve seen a few articles, but nothing has come to fruition yet.
@@WhoMovesYou we are dealing with this now. This home we have rented for about 4 years now. Investors are asking over appraisal and market value. Home hasn’t been inspected or worked on by company properly and has a lot of major issues.. We did our own inspection results came back not good. We want to buy the home and fix it up properly and build equity. How can they legally sell a home over asking that they have never been inside? Will they disclose the issues to new buyers? Probably not. The work done on the home is superficial and has fallen apart since we moved in. They are raising prices so high it’s ruining the property values in my opinion. Top dollar for a slum house. Cray.

@@WhoMovesYouthey have also taken over every city in Georgia IMO and this is how they have control over the market (which should not be legal) . They bought up the last of the affordable single family homes over the past four years and are only going for all cash offers or people willing to wave inspection. no FHA loans. Where doesn’t leave the average American home buyer? I guess stuck renting or forced to buy way over asking and possibly end up in a bad deal.
I live in Upper Gwynedd Township, right next to Lansdale. This is a great area to live. People are kind, the crime rate is low, and we have many restaurants to choose from.

What’s the difference between FHA and PFHA?
Federal vs State. PHFA is specific to PA and is an agency promoting homeownership. FHA is an administration at the government level. FHA insures ensures loans where PHFA provideS loans or grants.
When i grew up in Norristown in the late 60's and 80's Norristown was alway a tight fit Community . until the Mid 80's when Crack cocaine and heroin ruined some of provadent area ...but it good seeing it all being revidal

Honestly , most of us don't care if the house is clean or a "space heater" is plugged in. We look at location, condition, quality, layout, GLAAG, basement finished or not, amenities, garages, etc. Appraisers don't check outlets or switches unless its is a specific type of report. May things sellers spend money on doesn't have a direct cost/value correlational. You take an average home and do a $20,000 kitchen remodel and it might get you back $15,000. Keep you home maintained and only spend money on changes you want and can use.

And I truly value the fact that you used the terminology “ most of us” Because there are certainly appraisers out there who will look for these things which can create some doubt in their mind. It's ridiculous, when we were in Philly we used them I'm upstate and we don't use them at all. The Approval is all that's needed .
Why is an approval the only thing needed? What happens if the buyer doesn’t have the money they said they have for the transaction? I coach agents across the country and I think a BFI or a document like it is highly suggested everywhere

omg lol, we grew up in that house in our whole life. its heartbreaking that someone broke in our old home destroy everything. my jaw dropped when i was curious how it look like now its really beautiful house i wish i can buy it so it can pass to my children's life. sooo im waiting for new owner moves out maybe ill buy it LOL

What about setting up an alarm system that is registered with local police and it alerts surrounding neighbors and police are sent out? What about setting up a ring cam system with 2-way voice and cameras inside and outside the house. Place visible signs that the home is under active surveillance and not for rent. Thanks for those tips!
Alarms are great too. Quite often vacant properties don’t have electricity which is required to power the system but I’ve used them and also cheap WiFi cameras too.
The electricity would be on but no one would be able to remain in that house with that alarm blasting. All the neighbors would come out. The police would show up. Surveillance cameras would catch them in the act of vandalizing the locks. There’s be just too much commotion for them to comfortably move their luggages and furniture in.👍
Hopefully all of your advice helps ppl. I feel so bad for these ppl whose homes are being stolen from them.
