We are looking at moving to NC. Been to Charlotte but didn't like the traffic and overall congestion. Will be visiting Gboro and WS over Veterans Day weekend. What about health care in both WS and Gboro? Especially specialized healthcare. Does nearby Raleigh or Charlotte have better specialized healthcare. Thanks for this helpful video. Can you tell me of any areas/neighborhoods in Clemmons that have a lot more space between houses? I’m ok with being in subdivisions but I’m not ok with being stacked one on top of the other and being able to reach out my window and touch my neighbors house if you know what I mean :)

Moved to WS. Noticed my search criteria listings have dropped off sharply starting in Aug. Agree with your reasoning. Rarely does my realtor or Zillow find anything now. Only things which occasionally come on seem to be estates. Older homes in my up to 300K range. In bad shape , haven't been updated since built in 60s,70s or septics and wells. Paying cash but can't spend these rediculous amounts on homes I dislike or won't "work" for me. Rather rent because I like the place I live in. Unfortunately, my place and many on my street were bought by Private Equity funds (Cerebrus/Firstkey, AMH). They won't sell it and probably, if did, would list it for 100K more than they paid in 2021. We've seen stuff sit on market 2-3 months but won't come off their "dream" prices. Frustrating because the realtor, seller and I all know the place would have sold for 75K+ less pre-pandemic. Leaves no room for updates. Flip side, though, is we have seen a few price reductions, up to 25K, on crazy overpriced old homes.

There’s a whole sector of innovation and opportunity here. This will lead and already is leading to flat fee services, house specific spelling out X fee for X house. The commissioned sale and salesperson is a relic and the dematerialization caused by this and AI will change the way people buy homes. People need to “feel” they’re getting the best deal.

this is more for the seller - how can the seller negotiate a buyers fee before even seeing an offer? - I agree, for the buyer, it kinda sucks but I think this will thin out the buyer agents, hopefully keeping the good ones.

Being a native of Pfafftown NC and moving to Kernersville NC. I despise living in Kernersville. It's expensive to live here my taxes, utilities and everything from living in Winston has gone up. Not only that the people here believe they are the greatest thing to walk on earth. Everyone is rude, the roads suck, the way the businesses are designed in Kernersville suck. Look elsewhere this is a town that thinks it's Raleigh. The residents are scared of every little sound that Kernersville makes and car break-ins almost hourly. People don't know how to drive in Kernersville. In another 5 years it's going to be over commercialized. The development needs to stop. If I could afford to sell my house and move back to Pfafftown I would. The only reason I moved here was to be closer to the wife's family that hardly ever visits to begin with.
